RESOLUTION - Approving an amendment to the Town Fork Creek Area Plan, being that part of Kansas City generally located between Blue Parkway and 63rd Street and between Prospect Avenue and the Big Blue River, by modifying the Land Use Plan and Map in an area of approximately 22 acres generally located between Blue Parkway and 51st Street, Jackson Avenue and Lawn to recommend planned office/retail instead of mixed use (planned office/retail/residential). PLANNING, ZONING & ECONOMIC DEVELOPMENT COMMITTEE recommends "IMMEDIATE ADOPTION"
This resolution relates to the Town Fork Creek area Plan it will allow the modification of the land use for the area to go from mixed use (planned office/retail/residential) to planned office/retail. Councilman Riley was present and talked about the plan and how he believe it would have a positive impact on the area.

There was discussion regarding the need for substitution on the ordinance and its companion. The substitutions was excepted and approved.

Brian Pitt, City Development, testified the the ordinance would allow improvements to two existing building located 4540 and 4600 J. C. Nichols Pwky. The project would also include a new pool, new parking facility. The buildings are considered historic landmarks and would be eligible for tax credits.

There was no know opponents to the ordinanceThe ordinance wil delete conditions #8 Directing the developer to submit a traffic study and amending conditions #5 directing the developer to imporve one-half of N. Woodland to parkway street standards and #6 The developer dedicated right of way for Missouri HWY 291 so as to provide 50 ft of right of wasy from the centerline of Missouri HWY 291 and improve one half of Missouri Hwy 291 to primary arterial street standards.Staff, the devolper and the committee agreed that the conditions would satisfy all concerned parties.
