Approving a development plan in District B3-2 on approximately .4 acre tract of land generally located at the northwest corner of E. 44th Street and Troost Avenue, to allow two principal structures on one lot with deviations to the lot and building standards of this zoning district. (14903-P)


PLANNING, ZONING & ECONOMIC DEVELOPMENT COMMITTEE recommends "ADVANCE AND DO PASS, DEBATE"
Justin Peterson, gave the staff report on the Ordinance. The applicant is proposing to convert the existing garage into a 5-unit apartment structure and the construction of a “coach house” building as referenced on the plans, which we identify as primary residence. The plans, as shown, will convert the existing building from a detached accessory structure (garage) to a 2nd principal building on the property which is necessitating the need for this Development Plan as noted in the code section below. The existing residence will remain as constructed with no changes proposed. The proposed “coach house” is also identified as a principal building. A total of three (3) principal building are proposed for the property.

PLANNING, ZONING & ECONOMIC DEVELOPMENT COMMITTEE recommends "ADVANCE AND DO PASS, DEBATE"
Patty Noll, City Planning and Development, gave the staff report on the Ordinance. The development plan indicates construction of a five-story, 64 ft. high building to contain 1,100 self-storage warehouse units. Total building square footage is 125,000. A self-storage warehouse is a permitted use in District B-4. The project complies with requirements of Zoning & Development Code Section 88-369 Self-Storage Warehouse.
