ORDINANCE NO. 971664

 

Amending the General Development and Land Use Plan, Kansas City International Airport, as amended, by changing the land use designation from general industry uses, general transient retail business uses and regional business uses to high density residential uses for an approximately 54.66 acre tract of land generally bounded by Tiffany Springs Parkway on the south, approximately 800 feet south of N.W. 104th Street on the north, N.W. Congress Avenue on the west and N.W. Skyview Avenue on the east. (247-S-54 - Area 3)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the General Development and Land Use Plan, Kansas City International Airport, as amended, is hereby amended by changing the land use designation from general industry uses, general transient retail business uses and regional business uses to high density residential uses for an approximately 54.66 acre tract of land generally bounded by Tiffany Springs Parkway on the south, approximately 800 feet south of N.W. 104th Street on the north, N.W. Congress Avenue on the west and N.W. Skyview Avenue on the east, and more specifically described as follows:

 

All that part of the East Half of the Northeast Quarter of Section 36, Township 52, Range 34, together with that part of Parcels 6 and 8 and all of Parcels 8, 9, 10 and 11, Tiffany Centro, a subdivision, according to the recorded plat thereof, including N. Avalon Avenue, as now established, and that part of N.W. 101st Terrace, as now established, all in Kansas City, Platte County, Missouri, being more particularly described as follows: Beginning at the northwest corner of Parcel 10 of said Tiffany Centro; thence south along the east line of said Parcel 10 and its southerly prolongation along the east line of Parcel 11 of said Tiffany Centro, a distance of 1314.23 feet, more or less, to the southeast corner of said Parcel 11, being also the northeast corner of the Southeast Quarter of said Section 36; thence south along the east line of said Southeast Quarter, a distance of 643.3 feet, more or less, to a point on the north right of way line of Tiffany Springs Parkway, as now established; thence the following courses and distances along said north right of way line; thence South 7900'00" West, 180.79 feet; thence generally westerly along a curve to the right, tangent to the last described course, having a radius of 807 feet and a central angle of 1100'00", an arc distance of 154.93 feet; thence North 9000'00" West, tangent to the last described curve, a distance of 118.58 feet; thence westerly along a curve to the right, tangent to the last described course, having a radius of 807 feet and a central angle of 705'21", an arc distance of 99.85 feet to the southeast corner of Premier Center, a subdivision, according to the recorded plat thereof; thence the following courses and distances along the northeasterly line of said Premier Center; thence northwesterly along a curve to the left, having an initial tangent bearing of North 408'44" West, a radius of 980 feet and a central angle of 3708'22", an arc distance of 635.24 feet; thence North 5700" East, 38.51 feet; thence North 3258'58" West, 29.98 feet; thence South 5700'00" West, 43.36 feet; thence northwesterly along a curve to the left, having an initial tangent bearing of North 4303'38" West, a radius of 980 feet and a central angle of 118'30", an arc distance of 22.38 feet; thence North 000'00" East, 72.2 feet, more or less, to a point


on the north line of the Southeast Quarter of said Section 36; thence North 8959'14" West along said north line and along the northeasterly line of said Premier Center, a distance of 78.76 feet; thence northwesterly along a curve to the left and along said northeasterly line, having an initial tangent bearing of North 5037'04" West, a radius of 980 feet and a central angle of 1730'50", an arc distance of 299.56 feet to the southeast corner of Parcel 7 of said Tiffany Centro; thence continuing northwesterly along the south line of said Parcel 7 and along a curve to the left, having a radius of 980 feet and a central angle of 912'42", an arc distance of 157.56 feet; thence northeasterly along a straight line a distance of 1,704.24 feet to a point located 820 feet south of and 800 feet west of the northeast corner of the Northeast Quarter of said Section 36; thence east along a straight line, 820 feet distant south of and parallel with the north line of said Northeast Quarter, a distance of 800 feet to a point on the east line of said Northeast Quarter; thence south along said east line to the point of beginning. Containing 54.66 acres, more or less.

 

all as shown outlined on a map marked General Development and Land Use Plan, Kansas City International Airport, as amended, which is attached hereto and made a part hereof, and which is hereby adopted as a part of an amendment to the aforesaid plan and as an amendment to Section 80-206.

 

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
