ORDINANCE NO. 971662

 

Amending the General Development and Land Use Plan, Kansas City International Airport, as amended, by changing the land use designation from general transient retail business uses to regional business uses for an approximately 7.4 acre tract of land generally located south of N.W. 104th Street, between N.W. Congress Avenue and N.W. Skyview Avenue. (247-S-54 - Area 1)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the General Development and Land Use Plan, Kansas City International Airport, as amended, is hereby amended by changing the land use designation from general transient retail business uses to regional business uses for an approximately 7.4 acre tract of land generally located south of N.W. 104th Street, between N.W. Congress Avenue and N.W. Skyview Avenue, and more specifically described as follows:

 

All that part of the Northeast Quarter of the Northeast Quarter of Section 36, Township 52, Range 34, in Kansas City, Platte County, Missouri, being more particularly described as follows: Beginning at a point on the north line of said Quarter-Quarter Section, 800 feet west of the northeast corner thereof; thence continuing west along said north line, a distance of 613.3 feet, more or less to a point, 1244.77 feet east of the northwest corner of the Northeast Quarter of said Section 36; thence southeasterly along a curve to the right, having an initial tangent bearing of South 3049'35" East, a radius of 1300 feet and a central angle of 1900'27", an arc distance of 431.26 feet; thence North 7810'52" East, 243.60 feet; thence northeasterly and easterly along a curve to the right, having an initial tangent bearing of North 5045'47" East, a radius of 400 feet and a central angle of 3407'43", an arc distance of 238.26 feet, more or less to a point, 800 feet east of the east line of the Northeast Quarter of said Section 28; thence north along a straight line, 800 feet distant west of and parallel with the east line of said Northeast Quarter, a distance of 297.2 feet, more or less to the point of beginning.

 

Also, beginning at a point on the south line of the North Half of the Northeast Quarter of said Section 36, a distance of 1265.83 east of the southwest corner of said North Half; thence continuing east along the south line of said North Half, a distance of 427.1 feet, more or less to a point of intersection with a line drawn from a point, 820 feet south of and 800 feet west of the northeast corner of said North Half to a point on the southerly line of Parcel 7, Tiffany Center, a subdivision of said city, county and state, according to the recorded plat thereof, said point being 157.56 feet west of the southeast corner of said Parcel 7, as measured along the south line; thence northeasterly along the previously described line, a distance of 298.7 feet, more or less; thence westerly and northwesterly along a curve to the right, having a radius of 400 feet and a central angle of 2144'43", an arc distance of 151.81 feet, more or less; thence North 7855'10" West, 243.60 feet; thence southwesterly along a curve to the right, having an initial tangent bearing of South 1104'50" West, a radius of 1300 feet and a central angle of 1900'26", an arc distance of 431.26 feet, more or less, to the point of beginning. Both parcels of land containing 7.40 acres, more or less.

 


all as shown outlined on a map marked General Development and Land Use Plan, Kansas City International Airport, as amended, which is attached hereto and made a part hereof, and which is hereby adopted as a part of an amendment to the aforesaid plan and as an amendment to Section 80-206.

 

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
