Approving the preliminary plat of McCollom Home on a 6.67
acre tract of land generally located on the east side of N Coventry Road south
of the intersection of N Coventry Road and NW 76th Street. (SD 1145)
BE IT ORDAINED
BY THE COUNCIL OF KANSAS CITY:
Section A. That
the preliminary plat of McCollom Home on a 6.67 acre tract of land generally
located on the east side of N Coventry Road south of the intersection of N Coventry Road and NW 76th Street, and more specifically described as follows:
A Tract of land in the North-Half of the South-Half of
the East-Half of the Southeast Quarter of Section 16, Township 51, Range 33,
Kansas City, Platte County, Missouri, more particularly described as follows: Beginning
at the Southeast corner of the North-Half of the South-Half of the East-Half of
said Section 16, thence S8928'54"W along the South line of the North-Half
of the South-Half of the East-Half of said Section 16, a distance of 334.05
feet; thence N0057'54"W, a distance of 225.00 feet;
Thence S8928'54"W parallel to the South line of the
North-Half of the South-Half of the East-Half of said Section 16, a distance of
969.94 feet to a point on the East-Half of the Southeast Quarter of said
Section 16;
Thence N0057'54"W along the East line of the
East-Half of the Southeast Quarter of said Section, a distance of 165.00 feet; thence
N8928'54"E parallel to the South line of the North-Half of the South-Half
of the East-Half of said Section 16, a distance of 1305.21 feet to a point on
the East line of the Southeast Quarter of said Section 16, thence
S0047'05"E along the East line of said Section, a distance of 390.00 feet
to the Point of Beginning. Except that part in Roads, if any. Containing 6.67
acres more or less.
is hereby approved, subject to
the following conditions:
1. That
the developer shall cause the area to be platted and processed in accordance
with Chapter 66, Code of Ordinances of the City of Kansas City, Missouri,
commonly known as the Subdivision Regulations.
2. That
the developer submit a detailed micro storm drainage study, consisting at a
minimum of a letter from a Missouri Licensed Civil Engineer stating that the
proposed improvements will not alter or increase historical runoff conditions
for the site, to the City Engineer's Office prior to approval and issuance of
any building permits, and that the developer construct any improvements as
required by the City Engineer's Office.
3. That
the developer secure a site disturbance permit from the Department of Public
Works prior to beginning any construction, grading, clearing, or grubbing
activities, if the disturbed area exceeds one acre.
4. That
the developer contribute $283.92 for a single family lot in lieu of parkland
dedication (1 3.7 .006 $12,789.30) in satisfaction of Section 66-128 of
the Subdivision Regulations.
5. That
the developer submit a street tree planting plan as part of the final plat,
secure the approval of the City Forester for street trees planted on right-of-way
in front of residential lots (with a copy to be submitted to the City
Development Department staff), and agree to plant in conformance with the plan
approved by the City Forester. The plan shall include size, type, species, and
placement of trees.
6. That the 3:1 depth to
width ratio per Section 66-124 of the Subdivision Regulations be waived for Lot 1.
7.
That the developer dedicate additional right of way for a collector
street as required by the Department of Public Works so as to provide a minimum
of 30 feet of right of way as measured from the centerline of N. Coventry Road.
8. That
the developer shall subordinate to the City all private interest in the area of
any right-of-way dedication as required by the Department of Public Works and that
the developer shall be responsible for all costs associated with subordination
activities.
A copy of the preliminary plat is
on file in the office of the City Clerk with this ordinance, which is attached
hereto and made a part hereof.
Section B. That
the Council finds and declares that before taking any action on the proposed
preliminary plat hereinabove, all public notices and hearings required by the
Subdivision Regulations have been given and had.
