ORDINANCE NO. 970195
Approving the preliminary plat of Highridge Manor on a
59.5 acre tract of land generally located at the northeast corner of Pleasant
Valley Road and I-435. (SD 0325N)
BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:
Section A. That the preliminary plat of Highridge
Manor on a 59.5 acre tract of land generally located at the northeast corner of
Pleasant Valley Road and I-435, and more specifically described as follows:
A portion of Section 21, Township 51 North, Range 32
West, in Kansas City, Clay County, Missouri, described as follows:
Beginning at a point on the east line of the Northeast Quarter of said
Section 21, said point being on the north line of Pleasant Valley Road as
set forth in Tract No. 6 of a document filed as Document No. D-9074 in
Book 1176 at page 100, March 3, 1975; thence North 89 41'06" West along
said north line, 557.44 feet to a point on the easterly line of U.S.
Interstate Route No. 435 as set forth in Tract No. 6 and Tract No. 5 in
said Document No. D-9074; thence North 20 58'06" West, along said
easterly line 2151.38 feet; thence North 7 24'02" East, along said
easterly line 519.39 feet to a point on the north line of the Northeast
Quarter of Section 21, Township 51 North, Range 32 West; thence North 89
56'53" East along said north line, 1283.60 feet to the northeast
corner of said Section 21; thence South 0 33'09" West along the east
line of the Northeast Quarter of Section 21, Township 51 North, Range 32
West, 2528.32 feet to the point of beginning. The above described tract
of land contains 59.50 acres more or less.
is hereby approved, subject to the following conditions:
1. That the developer cause the area to be platted
and processed in accordance with Chapter 66, Code of Ordinances of
Kansas City, Missouri, as amended, commonly
known as the Subdivision Regulations.
2. That the developer submit a storm drainage
study to the City Engineer's Office and that the developer make any
improvements as required by the City Engineer's Office.
3. That the developer submit plans for grading and
siltation and erosion control to the City Engineer's Office for
approval prior to beginning any construction activities.
4. That the developer secure a permit from the
Missouri Highway and Transportation Department prior to working in
State right of way.
5. That the developer extend water mains as
required by the Water Services Department.
6. That the developer construct hard surface
all-weather roads and provide for fire protection as required by the
Fire Department prior to construction beyond
foundations.
7. That the developer secure a land disturbance
permit from the Missouri Department of Natural Resources if the
disturbed area for the entire development exceeds five
acres.
8. That the developer submit a street tree
planting plan with the final plat and secure the approval of the City
Forester.
9. That the developer pay money in lieu of
parkland dedication for 140 lots for a total amount of $26,043.55 in
satisfaction of Section 66-128 of the Subdivision
Regulations.
10. That the developer secure the approval of the
Street Naming Committee for all street names prior to the submittal
of the final plat.
11. That the developer construct temporary
cul-de-sacs as required by the City Engineer's Office.
A copy of said preliminary plat is on file in the office
of the City Clerk under Document No. 970195, which is attached hereto and made
a part hereof.
Section B. That the Council finds and declares that
before taking any action on the proposed preliminary plat hereinabove, all
public notices and hearings required by the Subdivision Regulations have been
given and had.
