ORDINANCE NO. 061045

 

Amending a previously approved development plan on approximately a 4.80 acre tract of land generally located at the southwest corner of N.W. 62nd Terrace and N. Chatham Avenue so as to expand an existing parking lot serving a medical office building in District CP-2. (7588-CP-43)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That an amendment to a previously approved preliminary plan in District CP-2 (Local Planned Business Center) on approximately a 4.80 acre tract of land generally located at the southwest corner of N.W. 62nd Terrace and N. Chatham Avenue, and more specifically described as follows:

 

All of Tract 2 as shown on the Certificate of Survey of Tremont Square Lot 4, filed for record January 14, 1999 and recorded under Document no. 787, in Plat Book B at page 378, in Platte County, Missouri

 

is hereby approved, subject to the following conditions:

 

1.                  That the developer submit a detailed micro storm drainage study, consisting at a minimum of a letter from a Missouri Licensed Civil Engineer stating that the proposed improvements will not alter or increase historical runoff conditions for the site and that the developer construct any improvements as required by Development Services. This letter should be submitted to Development Services prior to approval and issuance of any building permits.

 

2.                  That the developer submit plans for grading and siltation and erosion control to Development Services for approval prior to beginning any construction activities.

 

3. That the developer submit a final plan to the City Plan Commission for approval, including plans for grading, landscaping, fencing, screening, berming, lighting (provide a photometric study, with the intent that there shall be no direct illumination beyond the property line), signage, and building elevation drawings.

 

A copy of said amendment is on file in the office of the City Clerk with this ordinance and is made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
