COMMITTEE SUBSTITUTE FOR ORDINANCE NO. 961392

 

Approving an amendment to a previously approved development plan in District URD (Urban Redevelopment District) on approximately a 4.87 acre tract of land generally located at the southeast corner of 45th Street and Main Street.

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That an amendment to a previously approved development plan in District URD (Urban Redevelopment District) on approximately a 4.87 acre tract of land generally located at the southeast corner of 45th Street and Main Street, and more specifically described as follows:

 

Tracts 1 and 2, Plaza Inn, a subdivision lying in Kansas City, Jackson County, Missouri.

 

is hereby approved, subject to the following conditions:

 

1. That the developer submit a storm drainage study to the City Engineer's Office for approval and that the developer make any improvements as required by the City

Engineer's Office.

 

2. That the developer provide for fire protection as required by the Fire Department.

 

3. That the developer extend water mains as required by the Water Services Department.

 

4. That the developer construct walkways on 45th Street as required by the City.

 

5. That the developer comply with the guidelines and requirements of the Main Street Special Review District.

 

6. That the developer limit the proposed wall sign on the elevator shaft to a maximum of 100 square feet and such sign may be illuminated, and further, that the developer

remove the existing pylon sign.

 

7. That the developer contribute to the Plaza Environs Improvement Fund based on a rate of $325.00 per hotel room for the Phase II development as shown on the

development plan.

 

8. That the developer submit a site plan to the Director of the Department of City Development for approval prior to the issuance of a building permit. The site plan

shall include the following information: landscaping and screening, lighting, signage,

architectural characteristics, setback distances, location of property uses and

development plan information.

 

A copy of said amendment is on file in the office of the City Clerk under Document No. 961392, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
