the preliminary plat of Granada Condominiums on approximately a .31 acre tract of
land generally located on the north side of Emanuel Cleaver II Boulevard,
approximately 400 feet east of Main Street. (SD 1026)
IT ORDAINED BY THE COUNCIL OF KANSAS CITY:
A. That the preliminary plat of Granada Condominiums on approximately a .31
acre tract of land generally located on the north side of Emanuel Cleaver II
Boulevard, approximately 400 feet east of Main Street, and more specifically
described as follows:
That part of Lot 12, Amended Plat of
Southmoreland, an addition in Kansas City, Missouri, described as follows:
Beginning at a point on the north line of Brush Creek Boulevard in Kansas City,
which is 831.72 feet west of the east line of the Northwest Quarter of Section
29, Township 49, Range 33, thence north and parallel with the east line of said
Quarter Section 111.18 feet, thence northwesterly 65.5 feet to a point, which
is 125 feet north of the north line of said Brush Creek Boulevard, and 895.72
feet west of the east line of said Quarter Section; thence west and parallel to
the north line of said Brush Creek Boulevard 48 feet; thence south and parallel
to the east line of said Quarter Section 125 feet to a point in the north line
of said Brush Creek Boulevard; thence east 112 feet to the point of beginning.
hereby approved, subject to the following conditions:
the developer cause the area to be platted and processed in accordance with
Chapter 66, Code of Ordinances of the City of Kansas City, Missouri, as
amended, commonly known as the Subdivision Regulations.
the developer receive the approval of the Board of Zoning Adjustment for a
variance to the required side and rear yard setbacks and to the required
parking as necessary.
the developer contribute $2,468.49 in lieu of parkland dedication for 16
multi-family units (16 x 2 x .006 x $12,856.74) in satisfaction of Section
66-128 of the Subdivision Regulations.
copy of the preliminary plat is on file in the office of the City Clerk under
Document No. 030253, which is attached hereto and made a part hereof.
B. That the Council finds and declares that before taking any action on the
proposed preliminary plat hereinabove, all public notices and hearings required
by the Subdivision Regulations have been given and had.
hereby certify that as required by Chapter 66, Code of Ordinances, the
foregoing ordinance was duly advertised and public hearings were held.
