ORDINANCE NO. 060281

 

Approving a general development plan in District GPA on an approximately 22.68 acre tract of land generally located at the northeast corner of Missouri Highway 150 and Horridge Road. (11981-GP-1)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That a general development plan in District GPA (Longview General Planned District, Agricultural) on an approximately 22.68 acre tract of land generally located at the northeast corner of Missouri Highway 150 and Horridge Road, and more specifically described as follows:

 

A tract of land located in the west of the southwest of section 26 township 47 range 32 in Kansas City, Jackson County, Missouri, being more particularly described as follows: Beginning at the southwest corner of the southwest of said section 26; thence NO21910E along the west line of said southwest a distance of 886.62 feet; thence S880854E a distance of 1318.94 feet to a point on the east line of the west of the said southwest ; thence S022355W along the said east line a distance of 375.00 feet; thence N880854W a distance of 245.32 feet; thence S465106W a distance of 175.88 feet; thence S022355W a distance of 387.25 feet to a point on the south line of said southwest ; thence N880854W along said south line a distance of 949.22 feet to the point of beginning. Contains 22.7 acres more or less. Subject to easements, restrictions and reservations now of record.

 

is hereby approved, subject to the following conditions:

 

1.     That the developer cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of the City of Kansas City, Missouri, commonly known as the Subdivision Regulations.

 

2. That the developer submit a storm drainage study and make improvements as required.

 

3. That the developer submit plans for grading and silt and erosion control prior to beginning any construction activities.

 

4. That the developers secure a land disturbance permit as required

 

5. That the developer extend water mains and grant easements as required by the Water Services Dept.

 

6. That the developer extend sanitary sewers as required.

 

7. That the developer secure permits for any work within the state right of way.

 

8. That the developer install the signal at the intersection prior to classes opening for the school year

 

9. That the developer construct left turn lanes with 200 feet storage with appropriate tapers for eastbound and westbound traffic on Hwy. 150 at the intersection with Horridge Road.

 

10. That the developer dedicate 45 feet or more right of way from centerline on the east side of Horridge Road as required by the Department of Public Works from Highway 150 to the north side of the first driveway to accommodate 4, 12 foot wide lanes with adequate shoulder on the west side.

 

11. That the developer provide 32 feet of right of way from centerline on the east side of Horridge Road from the first driveway to the north property line as required by the Department of Public Works.

 

12. That the developer improve Horridge Road to collector street standards and construct northbound and southbound left turn lanes at the intersection of Highway 150 to provide 200 feet storage with appropriate tapers.

 

13. That the developer construct a northbound right turn lane on the easterly side of Horridge Road from Highway 150 to the first drive.

 

14. That the developer provide adequate intersection sight distance at all driveway connections to Horridge Road.

 

15. That the developer submit a final plan to the City Plan Commission including site, grading, building elevations, landscaping and a photometric study showing zero footcandles at the property lines.

 

16. That the proposed sign obtain approval for a variance from the Board of Zoning Adjustment for the proposed size if it exceeds 16 square feet in area.

 

17. That the developer extend and relocate water mains and provide easements as required by the Water Services Department.

 

A copy of said amendment is on file in the office of the City Clerk with this ordinance and is made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
