Rezoning an area of approximately 77.7 acres generally located on the west side of U.S. Highway 169, about 2,000 feet south of N.W. Englewood Road, from Districts R-1a and R-2b to District R-2b. (12970-P-16)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That Chapter 80, Code of Ordinances of the City of Kansas City, Missouri, commonly known as the Zoning Ordinance, is hereby amended by enacting a new section to be known as Section 80-11A0827, rezoning an area of approximately 77.7 acres generally located on the west side of U.S. Highway 169, about 2,000 feet south of N.W. Englewood Road, from Districts R-1a (One-Family Dwellings, Medium Density) and R-2b (Two-Family Dwellings) to District R-2b (Two-Family Dwellings), said section to read as follows:

 

Section 80-11A0827. That an area legally described as:

 

A tract of land in the Northeast Quarter and in the Northwest Quarter of Section 34, Township 51 North, Range 33 West of the Fifth Principal Meridian, Kansas City, Clay County, Missouri, being bounded and described as follows: Commencing at the Northeast corner of said Northwest Quarter; thence North 89 degrees 13 minutes 31 seconds West along the North line of said Northwest Quarter, 650.00 feet; thence South 0 degrees 21 minutes 49 seconds West, 35.00 feet to a point on the southerly right-of-way line of N.W. Englewood Road, as now established, said point also being a point on the easterly line of Kinsley Forest Estates First Plat, a subdivision in Kansas City, Clay County, Missouri; thence South 00 degrees 21 minutes 49 seconds West, along said easterly line, 639.08 feet to a point on the northerly line of Kinsley Forest Estates Second Plat, a subdivision in Kansas City, Clay County, Missouri; thence easterly, along said northerly line, on a curve to the right, having an initial tangent bearing of North 87 degrees 34 minutes 34 seconds East, a radius of 925.00 feet, a central angle of 02 degrees 25 minutes 59 seconds, an arc distance of 39.28 feet; thence South 89 degrees 59 minutes 27 seconds East along said northerly line, 577.94 feet; thence South 00 degrees 00 minutes 33 seconds West along said northerly line, 50.00 feet; thence South 89 degrees 59 minutes 27 seconds East along said northerly line, 508.11 feet to the true point of beginning of the tract to be herein described; thence North 38 degrees 35 minutes 24 seconds East, 49.80 feet; thence southerly, on a curve to the right, having an initial tangent bearing of South 51 degrees 24 minutes 36 seconds East, a radius of 1450.00 feet, a central angle of 33 degrees 49 minutes 18 seconds, an arc distance of 855.94 feet; thence North 72 degrees 24 minutes 42 seconds East, 126.55 feet to a point on the westerly right-of-way line of U.S. Highway 169, as now established; thence South 00 degrees 20 minutes 22 seconds West along said westerly line, 1317.50 feet; thence South 89 degrees 39 minutes 38 seconds East along said westerly line, 9.22 feet; thence South 19 degrees 13 minutes 30 seconds West along said westerly line, 529.13 feet; thence southerly along said westerly line, on a curve to the right, tangent to the last described course, having a radius of 834.40 feet, a central angle of 81 degrees 50 minutes 06 seconds, an arc distance of 1191.77 feet; thence North 00 degrees 11 minutes 14 seconds East, 1059.00 feet; thence North 89 degrees 26 minutes 09 seconds West, 411.14 feet; thence North 00 degrees 18 minutes 00 seconds East, 835.82 feet; thence North 89 degrees 26 minutes 09 seconds West, 488.35 feet to a point on the southerly line of said Kinsley Forest Estates Second Plat; thence North 07 degrees 17 minutes 35 seconds East along said southerly line, 172.61 feet; thence easterly along said southerly line, on a curve to the left, having an initial tangent bearing of South 81 degrees 57 minutes 22 seconds East, a radius of 225.00 feet, a central angle of 68 degrees 52 minutes 22 seconds, an arc distance of 270.46 feet; thence North 29 degrees 10 minutes 16 seconds East along said southerly line, 13.87 feet; thence easterly along said southerly line, on a curve to the right, tangent to the last described course, having a radius of 15.00 feet, a central angle of 90 degrees 00 minutes 00 seconds, an arc distance of 23.56 feet; thence North 29 degrees 10 minutes 16 seconds East along said southerly line, 50.00 feet; thence South 60 degrees 49 minutes 44 seconds East along said southerly line, 61.93 feet; thence easterly along said southerly line, on a curve to the right, tangent to the last described course, having a radius of 825.00 feet, a central angle of 06 degrees 20 minutes 07 seconds, an arc distance of 91.22 feet; thence North 79 degrees 51 minutes 17 seconds East along said southerly line, 303.47 feet; thence North 01 degrees 08 minutes 20 seconds West along said southerly line, 65.29 feet; thence North 43 degrees 25 minutes 06 seconds East along said southerly line, 950.00 feet to the true point of beginning. Containing 77.68 acres, more or less.

 

is hereby rezoned from Districts R-1a (One-Family Dwellings, Medium Density) and R-2b (Two-Family Dwellings) to District R-2b (Two-Family Dwellings), all as shown outlined on a map marked Section 80-11A0827, which is attached hereto and made a part hereof, and which is hereby adopted as a part of an amendment to the zoning maps constituting a part of said chapter and as an amendment to Section 80-11 thereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
