Approving an amendment to a previously approved preliminary plan in District C-2-p (Local Retail Business - Limited District) on approximately a 1.6 acre tract of land generally located at the northeast corner of Missouri Highway 150 (135th Street) and Oak Street (400 E. 135th Street). (7555-P-12)

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

Section A. That an amendment to a previously approved preliminary plan in District C-2-p (Local Retail Business - Limited District) on approximately a 1.6 acre tract of land generally located at the northeast corner of Missouri Highway 150 (135th Street) and Oak Street (400 E. 135th Street), and more specifically described as follows:

Lot 1, Wildwings, a subdivision in Kansas City, Jackson County, Missouri.

is hereby approved, subject to the following conditions:

1. That the developer enter into an amendment to the agreement regarding the extension of Oak Street if required by the Department of Public Works prior to the approval of

a final plan.

2. That the developer submit a final plan to the City Plan Commission for approval, including landscaping and screening of the parking areas.

3. That the developer obtain a permit from the Missouri Highway and Transportation Department for any work within State right of way.

A copy of said amendment is on file in the office of the City Clerk under Document No. 961263, which is attached hereto and made a part hereof.

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
