ORDINANCE NO. 940465

 

Approving the preliminary plat of Pebble Creek on a 6 acre tract of land located northwest of the intersection of 50th Street and Pebble Avenue.

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of Pebble Creek on a 6 acre tract of land located northwest of the intersection of 50th Street and Pebble Avenue, and more specifically described as follows:

 

All that part of the SW 1/4, Section 26, Township 49, Range 32, Kansas City, Jackson County, Missouri, being described as follows: Commencing at the southeast corner of said SW 1/4; thence North 206'23" East, along the east line of said SW 1/4; thence North 8753'37" West, 860.74 feet to the northwest corner of Lot 12, PEBBLE CREEK FIRST PLAT, a subdivision in said Kansas City, said northwest corner being the point of beginning of the tract to be described; thence South 1422'11" West, along the west line of said Lot 12, 140.33 feet to the southwest corner of said Lot 12; thence westerly, along the northerly right-of-way line of 50th Street on a curve to the right having a radius of 525.00 feet and an initial tangent bearing of North 7537'49" West, an arc distance of 30.51 feet; thence South 1741'58" West, along the west line and its northerly prolongation of Lot 11 said PEBBLE CREEK FIRST PLAT, 177.76 feet to the southwest corner of said Lot 11; thence North 8703'31" West, along the north line of Lots 10, 8 and 7 said PEBBLE CREEK FIRST PLAT, 211.58 feet; thence South 6244'58" West, continuing along the north line of said Lot 7, 124.68 feet to the northwest corner of said Lot 7; thence North 2715'03" West, along the easterly right-of- way line of the Missouri Pacific Railroad, 93.36 feet; thence northerly, continuing along said right-of-way line on a curve to the right having a radius of 4508.75 feet and tangent to the last described course, an arc distance of 527.68 feet; thence North 7015'00" East, 254.27 feet; thence South 5140'00" East, 418.02 feet; thence South 6630'00" East, 131.68 feet to the point of beginning.

 

is hereby approved, subject to the following conditions:

 

1. That the developer cause the area to be platted and processed in accordance with Chapter 31, Code of General

Ordinances of Kansas City, Missouri, as amended, commonly

known as the Subdivision Regulations.

 

2. That the developer submit a storm drainage study for the entire development and that improvements be made as

required by the City Engineer's Office.

 

3. That the developer provide a grading plan prior to beginning any work.

 

4. That the developer secure the approval of the Street Naming Committee for all streets.

 

5. That the developer install hard surface roads and fire protection prior to construction beyond foundations.

 

6. That the developer extend water mains as required.

 

7. That the developer pay money in lieu of parkland dedication in satisfaction of Section 31.32 in the amount

of $2,898.45 for 18 single family lots.

 

8. That the developer obtain a land disturbance permit from the Missouri Department of Natural Resources if the

disturbed area for the entire development exceeds 5

acres.

 

9. That the developer submit a street tree planting plan with the final plat providing for tree spacing and

species in accordance with City guidelines.

 

A copy of said preliminary plat is on file in the office of the City Clerk under Document No. 940465, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
