ORDINANCE NO. 951370

 

Amending Chapter 65, Revised Ordinances of Kansas City, Missouri, 1956, commonly known as the Zoning Ordinance, by adding a new section to be known as Section 65.010A2610, rezoning an area of approximately 0.78 acre generally located at 4200 Main Street from District SR/C-2 (Main Street Special Review District/Local Retail Business) to District SR/C-3a1-p (Main Street Special Review District/Intermediate Business, Low Buildings-Limited District), and approving a preliminary plan for the same. BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That Chapter 65, Revised Ordinances of Kansas City, Missouri, 1956, commonly known as the Zoning Ordinance, is hereby amended by enacting a new section to be known as Section 65.010A2610, rezoning an area of approximately 0.78 acre generally located at 4200 Main Street from District SR/C-2 (Main Street Special Review District/Local Retail Business) to District SR/C-3a1-p (Main Street Special Review District/Intermediate Business, Low Buildings-Limited District), said section to read as follows:

 

Section 65.010A2610. That an area legally described as:

 

TRACT I: All of Lots 8 and 9, AMENDED PLAT OF STEPHENS AND SMITH'S SUBDIVISION, a subdivision in Kansas City, Jackson County, Missouri, except that part in Main Street, according to the recorded plat thereof.

 

TRACT II: Lot 10, AMENDED PLAT OF STEPHENS AND SMITH'S SUBDIVISION, except that part thereof in Main Street, a subdivision in Kansas City, Jackson County, Missouri, according to the recorded plat thereof.

 

TRACT III: Lot 11, AMENDED PLAT OF STEPHENS AND SMITH'S SUBDIVISION, a subdivision in Kansas City, Jackson County, Missouri, according to the recorded plat thereof.

 

TRACT IV: The north 10 feet of Lot 22 and all of Lot 23, AMENDED PLAT OF STEPHENS AND SMITH'S SUBDIVISION, a subdivision in Kansas City, Jackson County, Missouri, according to the recorded plat thereof.

 

is hereby rezoned from District SR/C-2 (Main Street Special Review District/Local Retail Business) to District SR/C-3a1-p (Main Street Special Review District/Intermediate Business, Low Buildings-Limited District), all as shown outlined on a map marked Section 65.010A2610, which is attached hereto and made a part hereof, and which is hereby adopted as a part of an amendment to the zoning maps constituting a part of said chapter and as an amendment to Section 65.010 thereof.

 

Section B. That a preliminary plan for the area legally described above is hereby approved, subject to the following conditions:

 

1. That the developer submit a final plan for review and approval by the City Plan Commission, including detailed information on landscaping and screening.

 

2. That the developer cause the four parcels to be combined into one parcel.

 

3. That the developer receive approval of design and signage from the Main Street Design Review Committee.

 

A copy of said preliminary plan is on file in the office of the City Clerk under Document No. 951370, which is attached hereto and made a part hereof.

 

Section C. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
