Approving the preliminary plat of Executive Park, Twenty Eighth Plat, A Replat of Lot Split Tract A-1 of Tract A on an approximately 6.01 acre tract of land generally located on the west side of N. Corrington Avenue, north of Front Street. (SD 0084-SS)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of Executive Park, Twenty Eighth Plat, A Replat of Lot Split Tract A-1 of Tract A on an approximately 6.01 acre tract of land generally located on the west side of N. Corrington Avenue, north of Front Street, and more specifically described as follows:

 

A subdivision and replat of lot split Tract A-1 of Tract A, Executive Park, Twenty-Eighth Plat, as established by the Certificate of Survey, recorded September 30, 1991, as Document K-991553 in Book 5-3, at Page 96, a subdivision of land in Kansas City, Jackson County, Missouri, according to the recorded plat thereof, being described as follows: Commencing at the Southeast corner of the Southeast Quarter of Section 24, Township 50, Range 33, Kansas City, Jackson County, Missouri, thence North 015542 East (Plat-N 015527 E) along the East line of said Southeast Quarter, 211.07 feet; thence North 880418 West (Plat-N 880433 W) 485.00 feet to the Southeast corner of Tract A, said Executive Park, Twenty-Eight Plat, said point being the True Point of Beginning of the tract to be herein described; thence continuing North 880418 West, along the South line of said Tract A, 624.75 feet to the Southwest corner thereof; thence North 022632 East (Plat-N 022617 E) along the West line of said Tract A, 420.02 feet; thence South 880418 East, parallel with the South line of said Tract A, 620.99 feet to a point on the East line of said Tract A; thence South 015542 West (Plat-S 022617 W) along said East line, 420.00 feet to the True Point of Beginning. Containing 261,608 square feet or 6.01 acres, more or less.

 

is hereby approved, subject to the following conditions:

 

1. That the developer cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of Kansas City, Missouri, commonly known as the Subdivision Regulations.

 

2. That the developer submit a detailed Micro storm drainage study, consisting at a minimum of a letter from a Missouri Licensed Civil Engineer stating that the proposed improvements will not alter or increase historical runoff conditions for the site, to the City Engineers Office prior to approval of the final plat, and that the developer construct any improvements as required by the City Engineers Office.

 

3. That the developer secure permits to construct or reconstruct existing sidewalks, curb, gutter, storm sewers, and streetlights as necessary along all development street frontages, as required prior to recording the plat.

 

4. That the developer obtain a floodplain certificate prior to beginning any construction activities with the floodplain.

 

5. That the developer show the limits of the 100-year floodplain on the final plat.

 

6. That the developer provide a cross access easement on the final plat to serve all proposed lots within the development as required.

 

7. That the developer show the lowest opening or elevation or Minimum Low Opening (MLO) of any structure on each lot that abuts a 100-year flood prone area on the final plat.

 

8. That the developer submit covenants, conditions and restrictions to the Law Department for approval and enter into a covenant agreement for the maintenance of any stormwater detention area tracts if necessary.

 

A copy of the preliminary plat is on file in the office of the City Clerk with this ordinance, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
