ORDINANCE NO. 900533

 

Approving the preliminary plat of Coldsnow Addition on a half acre tract of land located at the southeast corner of 49th Street and Sunset Drive. (SD 0481)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of Coldsnow Addition on a half acre tract of land located at the southeast corner of 49th Street and Sunset Drive, and more specifically described as follows:

 

This is a survey and subdivision of Lot 16, except the East 20.00 feet thereof and that part of Lots 17, 18, 19 and 20, lying Southeasterly of Sunset Drive, as now established, together with the North half of the vacated alley lying South of and adjoining said premises, in the AMENDED PLAT OF MONTICELLO, a subdivision in Kansas City, Jackson County, Missouri, according to the recorded plat thereof, and also that part of Vacated 49th Street, as set forth by Ordinance No. 57982, Document No. K-669302 in Book K-1437 at Page 2140, lying North of and adjoining said Lots 16 and 17, all being in the Southeast Quarter of the Southeast Quarter, Section 30, Township 49, Range 33.

 

is hereby approved, subject to the following conditions:

 

1. That the developer secure the vacation of that portion of 49th Street as now dedicated.

 

2. That the developer secure the approval of the Board of Zoning Adjustment for all necessary front yard setback

variances.

 

3. That a lot depth variance to the Subdivision Regulations for Lot 2 is hereby granted.

 

4. That the developer pay money in lieu of parkland dedication in satisfaction of Section 31.32 in the amount

of $321.71.

 

5. That the developer contribute to the Plaza Environs Public Improvement Fund in the amount of $800.00.

 

 

A copy of said preliminary plat is on file in the office of the City Clerk under Document No. 900533, which is attached hereto and made a part hereof.

 


Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
