ORDINANCE NO. 001263

 

Approving the preliminary plat of Red Bridge Business Center, Replat of Lot 1, Block 1, on approximately an 18.87 acre tract of land generally located south of Red Bridge Boulevard between Oak Street and Holmes Road. (SD 0093C)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of Red Bridge Business Center, Replat of Lot 1, Block 1, on approximately an 18.87 acre tract of land generally located south of Red Bridge Boulevard between Oak Street and Holmes Road, and more specifically described as follows:

 

This is a survey and subdivision of part of Lot 1, Block 1, Red Bridge Business Center, a subdivision in Kansas City, Jackson County, Missouri, according to the recorded plat thereof, being more particularly described as follows: Beginning at the southeast corner of Lot 1 of said Block 1, being also a point on the west right of way line of Holmes Road, as now established; thence the following courses and distances of along the south line of said Lot 1; thence North 86E33'50" West (North 86E33'40" West, Plat), 410.19 feet; thence North 3E25'29" West (North 3E25'39" West, Plat), 62.67 feet; thence North 86E31'14" West (North 86E31'04" West, Plat), 345.80 feet to a point on the east line of Lot 1, Block 2, Coach House, a subdivision in said city, county and state, according to the recorded plat thereof; thence North 3E20'40" East (North 3E20'50" East, Plat) along the east line of Lot 2, Block 1 of said Coach House and along the west line of Lot 1, Block 1 of said Red Bridge Business Center, a distance of 236 feet to the northeast corner of said Lot 2; thence North 86E39'20" West (North 86E39'10" West, Plat), along the north line of said Lot 2 and along the south line of said Lot 1, a distance of 9.29 feet; thence North 3E28'48" East (North 3E28'56" East, Plat), east along the east line of a Roadway Easement as shown on the recorded plat of said Red Bridge Business Center and along the east line of Lot 2 of said Block 1, a distance of 285.66 feet to the northeast corner of said Lot 2; thence North 86E39'20" West (North 86E39'10" West, Plat), along the north line of said Lot 2, a distance of 235 feet to the northwest corner thereof; thence South 3E28'46" West (South 3E28'56" West, Plat), along the west line of said Lot 2, a distance of 235.11 feet (235.12 feet, Plat) to the southwest corner thereof, being also a point on the north line of said Roadway Easement; thence the following courses and distances along said north line; thence westerly along a curve to the left, having an initial tangent bearing of South 89E00'39" West, a radius of 725 feet and a central angle of 1E38'13", an arc distance of 20.71 feet; thence South 87E22'26" West (South 87E22'36" West, Plat), tangent to the last described curve, a distance of 61.06 feet; thence westerly along a curve to the right, tangent to the last described course, having a radius of 675 feet and a central angle of 5E58'14", an arc distance of 70.64 feet; thence North 89E39'20" West (North 89E39'10" West, Plat), tangent to the last described curve, a distance of 125 feet to the northwest corner of said Roadway Easement, being also a point on the west line of said Lot 1, being also a point on the


east right of way line of Oak Street, as now established; thence North 3E20'40" East (North 3E20'50" East, Plat), along said east right of way line and along the west line of said Lot 1, a distance of 361.56 feet; thence South 86E39'20" East and no longer along said west line, a distance of 180 feet; thence North 3E20'40" East, parallel with the west line of said Lot 1, a distance of 86.04 feet; thence South 86E37'55" East, 122.33 feet; thence South 3E47'06" West, 96.97 feet; thence South 85E50'20" East, 18.38 feet; thence North 3E20'40" East, parallel with the west line of said Lot 1, a distance of 300.91 feet to a point on the north line of said Lot 1, being also a point on the south right of way line of Red Bridge Boulevard, as now established; thence South 85E01'30" East (South 84E59'14" East, Plat), along said south right of way line and along the north line of said Lot 1, a distance of 783.20 feet; thence South 3E27'48" West and no longer along said north line, a distance of 200 feet; thence South 85E00'23" East, 175.25 feet to a point on the east line of said Lot 1, being also a point on the west right of way line of said Holmes Road; thence South 3E25'12" West (South 3E26'20" West, Plat) along said east line and along said west right of way line, a distance of 288.70 feet; thence North 86E33'40" West and no longer along said east line and said west right of way line, a distance of 189.50 feet; thence South 3E25'12" West (South 3E26'20" West, Plat), parallel with the east line of said Lot 1, distance of 290 feet; thence South 89E33'50" East, 189.50 feet to a point on the east line of said Lot 1; thence South 3E25'12" West (South 3E26'20" West, Plat), along said east line and along said west right of way line, a distance of 184 feet to the point of beginning.

 

is hereby approved, subject to the following conditions:

 

1. That the developer cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of the City of Kansas City, Missouri, as amended, commonly known as the Subdivision Regulations.

 

2. That the developer submit a storm drainage study for the entire development to the City Engineers Office for approval and that the developer make any necessary improvements as required by the City Engineers Office.

 

3. That the developer submit plans for grading and siltation and erosion control to the City Engineers Office for approval prior to beginning any construction activities.

 

4. That the developer secure a land disturbance permit from the Department of Public Works prior to beginning any construction, grading, clearing or grubbing activities, if the disturbed area exceeds one acre.

 

5. That the developer construct sidewalks on the east side of Oak Street as required by the Department of Public Works.

 

6. That the developer construct a 5 foot wide sidewalk on the north side of the private drive, south of proposed Tract 2 as shown on the preliminary plat, as required by the Department of Public Works.

 

A copy of the preliminary plat is on file in the office of the City Clerk under Document No. 001263, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
