ORDINANCE NO. 021251
Approving
the preliminary plat of Villas at Green Hills on approximately a 4.42 acre
tract of land generally located on the east side of N.W. Green Hills Road and
north of N.W. 64th Terrace. (SD 1007)
BE
IT ORDAINED BY THE COUNCIL OF KANSAS CITY:
Section
A. That the preliminary plat of Villas at Green Hills on approximately a 4.42
acre tract of land generally located on the east side of N.W. Green Hills Road
and north of N.W. 64th Terrace, and more specifically described as follows:
All that part of the Southeast Quarter of
Section 20, Township 51, Range 33, Kansas City, Platte County, Missouri, being
bounded and described as follows: Commencing at the southwest corner of said
Southeast Quarter, thence North 01E07'13"
East along the west line of said Southeast Quarter, a distance of 686.69 feet
to the point of beginning of the tract of land to be herein described; thence
continuing North 01E07'13" East, along
said west line, a distance of 602.91 feet to the northwest corner of the
Southwest Quarter of the Southeast Quarter of said Section 20, thence South 88E57'30" East, along the north line of
the Southwest Quarter of the Southeast Quarter of said Section 20, a distance
of 354.17 feet to the northwest corner of Seven Hills Second Plat, a
subdivision of land in Kansas City, Platte County, Missouri; thence South 01E07'13" West, along the westerly line
of said Seven Hills Second Plat, a distance of 274.97 feet; thence South 05E08'45" West, a distance of 334.39
feet; thence North 87E59'26" West, a
distance of 330.74 feet to the point of beginning, except the west 30.00 feet,
thereof. Said tract of land contains 4.42 acres, more or less.

hereby approved, subject to the following conditions:
1. That
the developer cause the area to be platted and processed in accordance with
Chapter 66, Code of Ordinances of the City of Kansas City, Missouri, as
amended, commonly known as the Subdivision Regulations.
2. That
the developer submit a storm drainage study to the City Engineers Office for
approval and that the developer make any improvements as required by the City
Engineer's Office.
3. That
the developer submit plans for grading and siltation and erosion control to the
City Engineers Office for approval prior to beginning any construction
activities.
4. That
the developer secure a land disturbance permit from the Department of Public
Works prior to beginning any construction, grading, clearing or grubbing
activities, if the disturbed area exceeds one acre.
5. That
the developer secure a land disturbance permit from the Missouri Department of
Natural Resources.
6. That
the developer dedicate additional right of way for N. Green Hills Road as
required by the Department of Public Works so as to provide a total of 30 feet
of right of way as measured from the centerline of N. Green Hills Road.

7. That
the developer improve the east one-half of N. Green Hills Road to collector
street standards as required by the Department of Public Works, including
construction of curb, gutter and sidewalks and installation of streetlights.
8. That
the developer design proposed N.W. 65th Street to connect with the existing
pavement to the east with off-site tapers as required by the City Engineers
Office.
10. That
the developer construct hard surface all-weather roads and provide for fire
protection as required by the Fire Department prior to construction beyond
foundations.
10. That
the developer extend water mains as required by the Water Services Department.
11. That
the developer extend sanitary sewers as required by the Department of Public
Works.
12. That
the developer secure the approval of the Street Naming Committee for all street
names.
13. That
the developer contribute $5,422.97 in lieu of parkland dedication for 19
single-family lots) (19 x 3.7 x .006 x $12,856.74) in satisfaction of Section
66-128 of the Subdivision Regulations.
14. That
the developer submit a street tree planting plan as part of the final plat with
a copy to be submitted to the Department of City Development, secure the
approval of the City Forester for street trees planted on right of way in front
of residential lots, and plant the street trees in conformance with the plan
approved by the City Forester. The plan shall include size, type, species and
placement of trees.
A
copy of the preliminary plat is on file in the office of the City Clerk under
Document No. 021251, which is attached hereto and made a part hereof.
Section
B. That the Council finds and declares that before taking any action on the
proposed preliminary plat hereinabove, all public notices and hearings required
by the Subdivision Regulations have been given and had.
