ORDINANCE NO. 990046

 

Approving the preliminary plat of Great Midwest Commerce Center - District 8 on approximately a 25 acre tract of land generally located on the west side of N. Randolph Road between N.E. 46th Street and N.E. 44th Street. (SD 0844)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of Great Midwest Commerce Center - District 8 on approximately a 25 acre tract of land generally located on the west side of N. Randolph Road between N.E. 46th Street and N.E. 44th Street, and more specifically described as follows:

 

All that part of the Northeast and Southeast Quarter of Section 4, Township 50, Range 32, Kansas City, Clay County, Missouri, being bounded and described as follows: Commencing at the northeast corner of the Southeast Quarter of said Section 4; thence North 8932'43" West, along the north line of said Southeast Quarter, 30.00 feet to a point on the west right of way line of N.E. Randolph Road, as now established, said point being the true point of beginning of the tract to be described herein; thence South 0045'46" West, along said right of way line, parallel to and 30.00 feet west of the east line of said Southeast Quarter, 15.22 feet to a point on the north line of Great Midwest Commerce Center District I, a subdivision of land in Kansas City, Clay County, Missouri; thence North 8914'14" West, along the north line of said Great Midwest Commerce Center District I and its westerly prolongation thereof, 720.00 feet; thence North 0044'34" East, 639.35 feet; thence North 8915'26" West, 394.73 feet; thence North 0044'34" East, 293.08 feet; thence South 8915'26" East, 394.73 feet; thence North 0044'34" East, 404.00 feet to a point in the north line of the Southeast Quarter of the Northeast Quarter of said Section 4; thence South 8928'36" East, along said north line, 720.01 feet to a point in the west right of way line of N.E. Randolph Road, as now established; thence South 0044'34" West, along said right of way line, parallel to and 30.00 feet west of the east line of said Northeast Quarter, 1324.22 feet to the true point of beginning. Containing 24.77 acres, more or less.

 

is hereby approved, subject to the following conditions:

 

1. That the developer cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of the City of Kansas City, Missouri, as amended, commonly known as the Subdivision Regulations.

 

2. That the developer submit a storm drainage study to the City Engineers Office for approval and that the developer make any necessary improvements as required by the City Engineer's Office.

 

3. That the developer submit plans for grading and siltation and erosion control to the City Engineers Office for approval prior to beginning any construction activities.


4. That the developer secure a land disturbance permit from the Missouri Department of Natural Resources.

 

5. That the developer extend water mains as required by the Water Services Department.

 

6. That the developer provide for fire protection as required by the Fire Department.

 

7. That the developer extend sanitary sewers as required by the City Engineers Office.

 

8. That the developer secure the approval of the Street Naming Committee for all street names prior to the submittal of the first final plat.

 

9. That the developer improve one-half of N.E. Randolph Road to collector street standards as required by the Department of Public Works, including construction of curbs, gutters and sidewalks and installation of streetlights.

 

10. That the developer construct on-site/off-site temporary cul-de-sacs as required by the Department of Public Works.

 

11. That the developer secure the approval of the Missouri Department of Transportation prior to working in any State right of way.

 

12. That the developer construct sidewalks on the north side of N.E. 44th Street as required by the Department of Public Works.


 

A copy of the preliminary plat is on file in the office of the City Clerk under Document No. 990046, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
