Approving an amendment to a previously approved
development plan in District GP-6 (Low Density Residential Uses) on
approximately a 326 acre tract of land generally located on the east side of
Green Hills Road, approximately 1,200 feet north of Missouri Highway 152.

BE IT ORDAINED BY THE COUNCIL OF
KANSAS CITY:
Section A. That an amendment to a
previously approved development plan in District GP-6 (Low Density Residential
Uses) on approximately a 326 acre tract of land generally located on the east
side of Green Hills Road, approximately 1,200 feet north of Missouri Highway
152, and more specifically described as follows:
A tract of land in the
Northwest and Southwest Quarters of Section 4, Township 51, Range 33 and the
Southeast and Northeast Quarters of Section 5, Township 51, Range 33 and the
Southeast Quarter of Section 32, Township 52, Range 33, all in Kansas City,
Platte County, Missouri, being bounded and described as follows: Beginning at
the southwest corner of the Southeast Quarter of said Section 32, Township 52,
Range 33; thence North 040'58" East along the west line of the Southeast
Quarter of said Section 32, 716.60 feet to a point on the north line of the south
43.25 acres of the Southeast Quarter of said Section 32; thence North
8955'13" East along said north line being also the south line of a tract
of land described in Book 309 at page 74 in the Platte County Recorders
Office, and also the south line of a tract described in Book 149 at page 235 in
the Platte County Recorders Office, 2628.61 feet to a point on the east line
of the Southeast Quarter of said Section 32; thence South 033'23" West
along said east line 716.60 feet to the southeast corner of said Section 32;
thence North 8959'17" East along the north line of the Northwest Quarter
of Section 4, Township 51, Range 33, 1229.87 feet to the northwest corner of a
tract of land described in Book 311 at page 31 in the Platte County Recorders
Office, being the west line of the east 73.83 acres of the Northwest Quarter of
said Section 4; thence South 022'57" West along the west line of said
tract 2515.32 feet to a point on the south line of the Northwest Quarter of
said Section 4; thence North 8947'39" West along said south line 727.01
feet; thence South 005'02" West parallel to the west line of the
Southwest Quarter of said Section 4 and along the west line of a tract of land
described in Book 323 at page 275 in the Platte County Recorders Office,
280.50 feet; thence North 8947'39" West parallel to the north line of the
Southwest Quarter of said Section 4, 185.19 feet to a point in the centerline
of Old Stagecoach Road as now located; thence North 5820'17" West along
said centerline 100.76 feet; thence northwesterly continuing along said
centerline on a curve to the right having a radius of 548.28 feet, an arc
distance of 146.73 feet; thence North 4300'18" West continuing along said
centerline 345.23 feet; thence northwesterly on a curve to the right having a
radius of 18,181.75 feet, an arc distance of 553.57 feet; thence North
4115'38" West continuing along said centerline 620.96 feet; thence
northwesterly continuing along said centerline on a curve to the left having a
radius of 739.53 feet, an arc distance of 203.18 feet; thence North
5700'07" West continuing along said centerline 743.29
feet; thence northwesterly continuing along said
centerline on a curve to the left having a radius of 33,311.63 feet, an arc
distance of 925.55 feet; thence North 5835'38" West continuing along said
centerline 227.19 feet to a point in the west line of the Northeast Quarter of
said Section 5; thence North 024'22" East along the west line of the
Northeast Quarter of said Section 5, 364.20 feet to the northwest corner of the
Northeast Quarter of said Section 5; thence North 8955'13" East along the
north line of the Northeast Quarter of said Section 5, 35.93 feet to the
southwest corner of the Southeast Quarter of said Section 32, said point being
the point of beginning. Except that part now being used for road rights of
way.
A tract of land in the Northeast Quarter and the
Southeast Quarter of Section 5, Township 51, Range 33, Kansas City, Platte
County, Missouri, being bounded and described as follows: Beginning at the
northwest corner of the Northeast Quarter of said Section 5; thence South
024'22" West along the west line of the Northeast Quarter of said Section
5; 364.20 feet to the true point of beginning of the tract to be herein
described, being also a point in the centerline of N.W. Old Stagecoach Road as
now established; thence South 5835'38" East along the centerline of the
aforementioned road 227.19 feet; thence southeasterly continuing along said
centerline on a curve to the right having a radius of 33,311.63 feet, an arc
distance of 925.55 feet; thence South 5700'07" East continuing along said
centerline 743.29 feet; thence southeasterly continuing along said centerline
on a curve to the right having a radius of 739.53 feet, an arc distance of
203.18 feet; thence South 4115'38" East continuing along said centerline
620.96 feet; thence southeasterly continuing along said centerline on a curve
to the left having a radius of 18,181.75 feet, an arc distance of 553.57 feet;
thence South 4300'18" East continuing along said centerline 32.01 feet to
a point in the east line of the Northeast Quarter of said Section 5; thence
South 030'25" West along said east line 92.70 feet to the southeast
corner of the Northeast Quarter of said Section 5; thence South 005'02"
West along the east line of the Southeast Quarter of said Section 5, 1305.43
feet to the southeast corner of the North One-Half of the Southeast Quarter of
said Section 5; thence North 8837'10" West along the south line of the
North One-Half of the Southeast Quarter of Section 5, 2578.31 feet to the
southwest corner of the North One-Half of the Southeast Quarter of said Section
5; thence North 024'19" East along the west line of the Southeast Quarter
of said Section 5, 1319.23 feet to the northwest corner of the Southeast
Quarter of said Section 5; thence North 024'22" East along the west line
of the Northeast Quarter of said Section 5, 2066.51 feet to the true point of
beginning. Except that part now being used for road rights of way.
And except the following described tract: A tract of
land in the Southeast Quarter of Section 5, Township 51, Range 33, Kansas City,
Platte County, Missouri, being bounded and described as follows: Commencing at
the northwest corner of said Southeast Quarter; thence South 024'15"
West, along the west line of said Southeast Quarter, 59.37 feet to the true
point of beginning of the tract to be herein described; Thence South 4450'11"
East, 1821.21 feet to a point in the south line of the North One-Half of said
Southeast Quarter; thence North 8837'59" West, along said south line,
1293.37 feet to the southwest corner of the North One-Half of said Southeast
Quarter; thence North 024'15" East, along the west line of said Southeast
Quarter, 1260.64 feet to the true point of beginning. Containing 18.71 acres,
more or less. Except that part on the west being used for road right of way.
Subject to any and all easements and restrictions of record.

hereby approved. A copy of said amendment is on file in the office of the City
Clerk under Document No. 980430, which is attached hereto and made a part
hereof.
Section
B. That the Council finds and declares that before taking any action on the
proposed amendment hereinabove, all public notices and hearings required by the
Zoning Ordinance have been given and had.
