RESOLUTION NO. 951256

Approving an amendment to the Shoal Creek Valley Area Plan in particular for those portions of the plan area generally located at the southeast and northeast corners of N. Woodland Avenue and proposed Shoal Creek Parkway and at the southeast corner of Missouri Highway 291 and N. Woodland Avenue.

WHEREAS, the Shoal Creek Valley Area Plan was developed as a guide for the development and redevelopment of that area lying north of Pleasant Valley Road, east of the Gladstone city limits, south of the existing Kansas City corporate boundaries and west of I-435; and

WHEREAS, the Shoal Creek Valley Area Plan was approved by Committee Substitute for Resolution No. 920048, adopted March 26, 1992; and

WHEREAS, said Plan was amended by Resolution No. 931107, adopted October 21, 1993; and

WHEREAS, the City Development Department has initiated a study of the area to determine further modifications in light of changed circumstances for the Shoal Creek Valley area; and

WHEREAS, due to certain changes, it has been determined that certain modifications are appropriate to the land use plan for the areas generally located at the southeast and northeast corners of N. Woodland Avenue and proposed Shoal Creek Parkway and at the southeast corner of Missouri Highway 291 and N. Woodland Avenue; and

WHEREAS, on August 1, 1995, the City Plan Commission recommended approval of the amendment to the Shoal Creek Valley Area Plan; NOW, THEREFORE,

BE IT RESOLVED BY THE COUNCIL OF KANSAS CITY:

Section A. That the Shoal Creek Valley Area Plan as approved by Committee Substitute for Resolution No. 920048, adopted March 26, 1992, and as amended by Resolution No. 931107, adopted October 21, 1993, is hereby amended by adopting a new land use plan for the areas generally located at the southeast and northeast corners of N. Woodland Avenue and proposed Shoal Creek Parkway and at the southeast corner of Missouri Highway 291 and N. Woodland Avenue. A copy of said amendment is attached hereto as Exhibit "A" and incorporated herein by reference.

Section B. That the Council finds and declares that before taking any action on the proposed plan, all public notices and hearings required by law have been given and had.
