Approving the preliminary plat of Faultless Starch Campus on approximately a 12.5 acre tract of land generally located on both sides of W. 8th Street at Madison Avenue. (SD 1017)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of Faultless Starch Campus on approximately a 12.5 acre tract of land generally located on both sides of W. 8th Street at Madison Avenue, and more specifically described as follows:

The above described tract contains 546226.37 square feet, or 12.53 acres, more or less.

is hereby approved, subject to the following conditions:

 

1. That the developer cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of Kansas City, Missouri, as amended, commonly known as the Subdivision Regulations.

 

2. That the developer submit a storm drainage study for the entire development to the City Engineers Office for approval and that the developer make any improvements as required by the City Engineer's Office.

 

3. That the developer submit plans for grading and siltation and erosion control to the City Engineers Office for approval prior to beginning any construction activities.

 

4. That the developer secure a land disturbance permit from the Department of Public Works prior to beginning any construction, grading, clearing or grubbing activities, if the disturbed area exceeds one acre.

 

5. That the developer secure a land disturbance permit from the Missouri Department of Natural Resources if the disturbed area of the entire development exceeds five acres.

 

6. That the developer extend water mains and provide easements as required by the Water Services Department.

 

7. That the developer install hard surface roads and provide for fire protection as required by the Fire Department prior to construction beyond foundations.

 

8. That the developer secure the approval of the Missouri Department of Transportation prior to working within any State right of way.

 

9. That the developer submit an application to the City to vacate platted Railroad Street prior to submittal of the first final plat.

 

10. That the developer submit a street name signage plan for the entire development to the Street Naming Committee for approval prior to submittal of the first final plat.

 

11. That the developer submit an indemnification agreement to the Water Services Department for the storm sewer line located partially under the proposed building on Lot 2, as shown on the preliminary plat.

 

12. That the developer dedicate right of way for W. 8th Street as required by the Department of Public Works so as to insure 60 feet of right of way for W. 8th Street.

 

13. That the developer construct W. 8th Street to collector street standards as required by the Department of Public Works, including construction of curbs, gutters and sidewalks and installation of streetlights.

 

14. That the developer dedicate right of way for Madison Avenue as required by the Department of Public Works so as to insure 50 feet of right of way for Madison Avenue.

 

15. That the developer construct Madison Avenue to local street standards as required by the Department of Public Works, including construction of curbs, gutters and sidewalks and installation of streetlights.

 

16. That the developer secure a floodplain certificate from the Department of Codes Administration prior to beginning any construction activities within the floodplain.

 

17. That the developer extend sanitary sewers as required by the Department of Public Works.

 

A copy of the preliminary plat is on file in the office of the City Clerk under Document No. 030613, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
