ORDINANCE NO. 021164
Amending
Chapter 80, Code of Ordinances, by adding a new section to be known as Section 80-11A0436,
rezoning an area of approximately 9.2 acres generally located on the north side
of Red Bridge Road and the east side of Holmes Road from Districts RA
(Agricultural) and R-1a (One-Family Dwellings) to District R-1b (One-Family
Dwellings). (12801-P)

IT ORDAINED BY THE COUNCIL OF KANSAS CITY:
Section
A. That Chapter 80, Code of Ordinances of the City of Kansas City, Missouri,
commonly known as the Zoning Ordinance, is hereby amended by enacting a new
section to be known as Section 80-11A0436, rezoning an area of approximately
9.2 acres generally located on the north side of Red Bridge Road and the east
side of Holmes Road from Districts RA (Agricultural) and R-1a (One-Family
Dwellings) to District R-1b (One-Family Dwellings), said section to read as
follows:

80-11A0436. That an area legally described as:
All that part of the Southeast Quarter of the
Northeast Quarter of Section 5, Township 47 North, Range 33 West, in Kansas
City, Jackson County, Missouri, more particularly described as follows:
Commencing at the southwest corner of the Southeast Quarter of the Northeast
Quarter of said Section, Township and Range; thence north along the west line
of said Quarter Quarter Section which bears North 01E21'20" West, 650.09 feet; thence
North 89E52'40" East, 50.01
feet to a point on the east right of way line of Holmes Road, as now
established, being also the southwest corner of Lot 287, Red Bridge, a
subdivision in Kansas City, Jackson County, Missouri, according to the recorded
plat thereof, and the point of beginning of a tract of land to be herein
described; thence continuing along the southerly line of said Red Bridge the
following courses and distances; thence North 89E52'40" East, 277.74 feet to the southeast
corner of Lot 285; thence South 80E12'00"
East, 151.46 feet to the southeast corner of Lot 283; thence South 67E56'04" East, 301.99 feet to an angle
point in the south line of Lot 279; thence South 85E35'59" East, 292.28 feet to the
southeast corner of Lot 276; thence South 48E21'58"
East, 75.07 feet to the southeast corner of Lot 275, being also a point on the
northerly right of way line of Harrison Street, as now established; thence
South 41E38'02" West and no
longer on the southerly line of said Red Bridge and along the northerly right
of way line of said Harrison Street, a distance of 67.73 feet; thence
southwesterly and southerly along a curve to the left, tangent to the last
described course, having a radius of 164.57 feet, and a central angle of 32E08'30", an arc distance of 92.32
feet to a point of compound curvature; thence continuing southerly along a
curve to the left, having a common tangent to the last described curve, a
radius of 175.00 feet and a central angle of 01E15'05", an arc distance of 3.82 feet;
thence South 89E51'17" West (South
89E52'40" West, Deed)
and no longer on the westerly right of way line of said Harrison Street, a
distance of 127.45 feet; thence South 01E20'55"
East, 250.00 feet to the north right of way line of Red Bridge Boulevard, as
now established; thence North 89E51'17"
West along said north right of way line, a distance of 618.70 feet; thence
North 01E21'20" West,
parallel with west line of said Quarter Quarter Section, a distance of 200.05
feet; thence South 89E51'17" West, 10.00
feet; thence North 01E21'20" West,
parallel with the west line of said Quarter Quarter Section, a distance of
214.89 feet; thence South 89E52'40"
West, 205.03 feet to the east right of way line of said Holmes Road; thence
North 01E21'20" West along
the east right of way line of said Holmes Road, a distance of 185.04 feet to
the point of beginning.

hereby rezoned from Districts RA (Agricultural) and R-1a (One-Family Dwellings)
to District R-1b (One-Family Dwellings), all as shown outlined on a map marked
Section 80-11A0436, which is attached hereto and made a part hereof, and which
is hereby adopted as a part of an amendment to the zoning maps constituting a
part of said chapter and as an amendment to Section 80-11 thereof.
Section
B. That the Council finds and declares that before taking any action on the
proposed amendment hereinabove, all public notices and hearings required by the
Zoning Ordinance have been given and had.
