Amending Chapter 65, Revised Ordinances of Kansas City,
Missouri, 1956, commonly known as the Zoning Ordinance, by adding a new section
to be known as Section 65.010A2535, rezoning an area of approximately 38.6
acres generally located between U.S. Highway 71 and Parkwood Avenue and
approximately 400 feet south of Bannister Road from District R-2b (Two-Family
Dwellings) to District R-1a (One-Family Dwellings).
BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:
Section A. That Chapter 65, Revised Ordinances of
Kansas City, Missouri, 1956, commonly known as the Zoning Ordinance, is hereby
amended by enacting a new section to be known as Section 65.010A2535, rezoning
an area of approximately 38.6 acres generally located between U.S. Highway 71
and Parkwood Avenue and approximately 400 feet south of Bannister Road from
District R-2b (Two-Family Dwellings) to District R-1a (One-Family Dwellings),
said section to read as follows:

This is a resurvey and a resubdivision of part of
King's Rose Subdivision, a subdivision of land in Kansas City,
Jackson County, Missouri, located in the Southwest 1/4 of Section 26 and
the Southeast 1/4 of Section 27, Township 48 North, Range 33 West, and
vacated street right of ways in said King's Rose Hill Subdivision, the
boundary of which is described as follows: Commencing at the
northeast corner of the Southeast 1/4 of Section 27, Township 48, Range
33, in Jackson County, Missouri; thence South 213'00" West, 300.00
feet along the east line of said Southeast 1/4, thence North
8654'54" West, 50.00 feet to a point on the westerly right of way
line of U.S. Highway No. 71, said point being the true point of
beginning of the following described tract; thence South 1558'04"
East, 160.21 feet along said westerly line; thence South 1607'29"
East, 478.42 feet along said westerly line; thence southerly, along said
westerly line on a curve to the right, with a radius of 2784.79 feet

Street Terrace, 175.00 feet to a point on the east line line of Lot

its extension 224.99 feet to a point on the centerline of said Myrtle

lines of Lots 83, 82 and 81, to a point in Lot 80, said King's Rose Hill
Subdivision, said point being 150 feet southeasterly of the

westerly line of said Lots 80 and 79, on a curve, to the left, with a
radius of 670.00 feet and an initial tangent bearing of North

lines of Lots 79 and 78, said King's Rose Hill Subdivision; thence
northeasterly on a curve to the right, tangent to the last described
course, with a radius of 180.00 feet, parallel to the northwesterly

along the north line of said Lot 98 and its westerly prolongation 225.19
feet (platted 225.18 feet) to a point on the centerline of Parkwood
Avenue, as previously established on said King's Rose Hill Subdivision;
thence North 0105'06" East, 68.08 feet, along said centerline of
Parkwood Avenue; thence along a curve to the right, tangent to the last described
course, having a radius of 500.00 feet a distance of 103.67 feet, along
the centerline of said Parkwood Avenue; thence North 1257'52" East,
8.85 feet along the centerline of said Parkwood Avenue to a point on
the westerly prolongation of the south line of Lots 100, 101 and 102
said King's Rose Hill Subdivision; thence South 8654'54" East along
the said westerly prolongation and the south line of said Lots 100, 101
and 102, 518.94 feet to the true point of beginning, plus the east 225.0
feet of Lot 84, King's Rose Hill Subdivision. Containing 37.828
acres, more or less.
is hereby rezoned from District R-2b (Two-Family
Dwellings) to District R-1a (One-Family Dwellings), all as shown outlined on a
map marked Section 65.010A2535, which is attached hereto and made a part
hereof, and which is hereby adopted as a part of an amendment to the zoning
maps constituting a part of said chapter and as an amendment to Section 65.010
thereof.
Section B. That the Council finds and declares that
before taking any action on the proposed amendment hereinabove, all public
notices and hearings required by the Zoning Ordinance have been given and had.
