ORDINANCE NO. 931402

 

Approving an amendment to a previously approved Community Unit Project on a 78.3 acre tract of land generally located north of Missouri Highway 45 and east and west of N. Cosby Avenue to delete a 13,800 square foot parcel. (6576-CUP-14)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That an amendment to a previously approved Community Unit Project on a 78.3 acre tract of land generally located north of Missouri Highway 45 and east and west of N. Cosby Avenue, and more specifically described as follows:

 

All that part of the Southeast Quarter and the Southwest Quarter of Section 19, Township 51, Range 33, including all of the lands platted as Hickory Hollow, Hickory Hollow Second Plat, Wexford Place First Plat, Wexford Place Second Plat, Wexford Place Fifth Plat, and Picture Hills Third Plat, all being subdivisions of land in the City of Kansas City, Platte County, Missouri, and all being more particularly described as follows:

 

Commencing at the southwest corner of the Southeast Quarter of said Section 19; thence North 005'56" East, along the west line of said Southeast Quarter, a distance of 109.60 feet, to the northerly right of way line of Missouri Highway No. 45 (N.W. 64th Street), as now established, and the point of beginning; thence North 8954'54" West, along said northerly right of way line, a distance of 565.00 feet; thence North 8952'56" West, along said north right of way line, a distance of 755.90 feet, to the west line of the East One-Half of the Southwest Quarter of said Section 19; thence easterly, along the north right of way line of said N.W. 64th Terrace, along a curve to the left having an initial tangent bearing of South 7929'36" East, a radius of 575.00 feet and a central angle of 1915'53", an arc distance of 193.33 feet, to the northwest corner of Wexford Place Third Plat, a subdivision of land in said city, county and state; thence South 0845'28" East, along the west line of said Wexford Place Third Plat, a distance of 50.00 feet, to the south right of way line of said N.W. 64th Terrace; thence westerly, along said south right of way line, along a curve to the right having an initial tangent bearing of South 8114'32" West, a radius of 625.00 feet and a central angle of 0621'35", an arc distance of 69.37 feet; thence South 005'06" West, a distance of 177.81 feet, to the northerly right of way line of said Missouri Highway No. 45 (N.W. 64th Street); thence North 8954'54" West, along said northerly right of way line, a distance of 181.80 feet, to the point of beginning, containing 78.32 acres, more or less.

 

is hereby approved, subject to the following condition:

 

That the developer obtain the approval for a lot split.

 

A copy of said Community Unit Project amendment is on file in the office of the City Clerk under Document No. 931402, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed community unit project hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
