ORDINANCE NO. 920589
Approving the preliminary plat of South Oaks Court on a 5
acre tract of land located at N.E. 73rd Court at N. Stark Avenue.
BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:
Section A. That the preliminary plat of South Oaks
Court on a 5 acre tract of land located at N.E. 73rd Court at N. Stark Avenue,
and more specifically described as follows:
All of the north 5 acres of the west 10 acres of
the north 30 acres of the south 60 acres of the following described
tract of land, to-wit: The West Half of the Southwest 1/4 of Section 14,
and the West Half of the East 1/2 of the Southwest 1/4 of said Section 14,
all in Township 51, Range 32, which 10 acre tract is described by
metes and bounds as follows: Beginning on the west line of the said
Southwest 1/4 a distance of 673 feet north of the southwest corner of the
Southwest 1/4, thence East and parallel with the south line of said Southwest
1/4 646.5 feet to a point, thence north and parallel with the west line of
said Southwest 1/4, 674.5 feet to a point, thence west and parallel with
the south line of said Southwest 1/4, 645 feet to a point in the west
line of said Southwest 1/4, thence south along the west line of said
Southwest 1/4, 674.5 feet to the point of beginning, all in Kansas City,
Clay County, Missouri.
is hereby approved, subject to the following conditions:
1. That the developer contribute $238.00 per unit
for the North I-35/Liberty Corridor Study Area.
2. That the developer submit a storm drainage
study to the City Engineer for review and approval.
3. That the developer extend sanitary sewers as
required.
4. That the developer pay money in lieu of
parkland dedication in satisfaction of Section 31.32 in the amount
of $2,026.04.
5. That the developer extend the water main as
required by the Water Department.
6. That the developer install fire hydrants as
required.
7. That the developer improve N. Stark Avenue to
collector street standards including sidewalks and that the
developer dedicate additional right of way for
N. Stark
Avenue to provide a total of 30 feet from
centerline.
8. That the developer submit a final plat in
accordance with Chapter 31, Code of General Ordinances of Kansas
City,
Missouri, as amended, commonly know as the
Subdivision
Regulations.
A copy of said preliminary plat is on file in the office
of the City Clerk under Document No. 920589, which is attached hereto and made
a part hereof.
Section B. That the Council finds and declares that
before taking any action on the proposed preliminary plat hereinabove, all
public notices and hearings required by the Subdivision Regulations have been
given and had.
