ORDINANCE NO. 971542

 

Amending Chapter 80, Code of Ordinances, by adding a new section to be known as Section 80-11A0101, rezoning an area of approximately 184.12 acres generally located on the south side of Missouri Highway 291 at N. Eastern Avenue from District RA (Agricultural) to District R-1a (One-Family Dwellings). (11931-P-1)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That Chapter 80, Code of Ordinances of the City of Kansas City, Missouri, 1996, commonly known as the Zoning Ordinance, is hereby amended by enacting a new section to be known as Section 80-11A0101, rezoning an area of approximately 184.12 acres generally located on the south side of Missouri Highway 291 at N. Eastern Avenue from District RA (Agricultural) to District R-1a (One-Family Dwellings), said section to read as follows:

 

Section 80-11A0101. That an area legally described as:

 

All that part of the Southeast Quarter of Section 21, all that part of the Southwest Quarter of Section 22, and all that part of the Northwest Quarter of Section 27, all in Township 52, Range 32, Kansas City, Clay County, Missouri, being described as follows: Beginning at the southeast corner of the Southeast Quarter of said Section 21; thence South 89 50'16" West, along the south line of said Southeast Quarter, 685.00 feet; thence North 0 28'55" West, 806.00 feet; thence South 89 50'16" West, 1537.99 feet to a point on the easterly line of Reinking Road, as now established; thence North 0 28'55" West, along said easterly line, 1355.77 feet; thence North 89 58'00" East, 654.81 feet; thence North 0 28'55" West, 434.00 feet to a point on the southerly right of way line of Missouri State Highway No. 291, as now established; thence North 89 58'00" East, along said southerly right of way line, 137.88 feet; thence easterly, along said southerly right of way line, on a curve to the right, tangent to the last described course, having a radius of 1392.40 feet, an arc distance of 916.59 feet; thence South 52 19'00" East, along said southerly right of way line, 678.57 feet; thence South 37 41'00" West, 23.27 feet; thence southerly, along a curve to the left, tangent to the last described course, having a radius of 700.00 feet, an arc distance of 815.77 feet; thence southerly, along a curve to the right, having a common tangent with the last described course, a radius of 727.38 feet, an arc distance of 432.88 feet; thence South 0 28'13" East, 204.09 feet; thence North 57 14'12" East, 248.24 feet; thence North 89 26'47" East, 222.86 feet; thence North 23 11'09" East, 212.15 feet; thence North 57 14'12" East, 51.20 feet; thence North 57 14'12" East, 474.12 feet to a point on the aforementioned southerly right of way line; thence southeasterly, along said southerly right of way line, on a curve to the left having an initial tangent bearing of South 53 02'51" East, a radius of 22965.74 feet, an arc distance of 248.13 feet; thence South 53 40'00" East, along said southerly right of way line, 177.80 feet; thence South 36 20'00" West, along said southerly right of way line, 10.00 feet; thence South 53 40'00" East, along said southerly right of way line, 1380.00 feet; thence North 36 20'00" East, along said southerly right of way line, 10.00 feet; thence South 53 40'00" East, along said southerly right of way line, 291.69 feet to a point on the east line of the Northwest Quarter of said Section 27; thence South 0 15'13" East, along said east line, 916.09 feet; thence North 89 43'10" West, along the south line of the north 63.25 acres of said Northwest Quarter, 2637.41 feet to a point on the west line of said Northwest Quarter; thence North 0 24'55" West, along said west line, 1044.14 feet to the true point of beginning. Containing 184.12 acres, more or less.

 

is hereby rezoned from District RA (Agricultural) to District R-1a (One-Family Dwellings), all as shown outlined on a map marked Section 80-11A0101, which is attached hereto and made a part hereof, and which is hereby adopted as a part of an amendment to the zoning maps constituting a part of said chapter and as an amendment to Section 80-11 thereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
