COMMITTEE SUBSTITUTE FOR ORDINANCE NO. 070690

 

Approving an amendment to a previously approved preliminary development plan in District PD/RA on a 3.4 acre tract of land generally located at 8700 Leeds Road. (11902-PD-3)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That an amendment to a previously approved preliminary plan in District PD/RA (Planned District/Agricultural) on approximately a 3.4 acre tract of land generally located at 8700 Leeds Road, and more specifically described as follows:

 

All that part of the Northeast Quarter of Section 19, Township 49 North, Range 32 West described as follows: Beginning at a point 1015 feet south of the northeast corner of said Quarter Section; thence west 65 feet to the east right of way of Stadium Drive; thence southwesterly along the right of way of Stadium Drive, a distance of 685 feet more or less, to the north right of way une of 1-70; thence southeasterly along the 1-70 right of way une a distance of 205 feet to the west right of way une of Leeds Road; thence continuing along said right of way line to the east line of said Quarter Section; thence north 287.52 feet the point of beginning. Located in the City of Kansas City, County of Jackson, Missouri.

 

is hereby approved, subject to the following conditions:

 

1. That the developer submit a detailed micro storm drainage study, consisting at a minimum of a letter from a Missouri licensed civil engineer stating that the proposed improvements will not alter or increase historical runoff conditions for the site, to Development Services prior to review and issuance of any building permits, and that the developer construct any improvements as required by Development Services.

 

2. That the developer submit plans for grading, siltation, and erosion control to Development Services for approval and permitting prior to beginning any construction activities.

 

3. That the developer submit a final plan to the City Plan Commission for approval, including detailed information on landscaping, fencing, signage (including elevations), and building elevations of existing and proposed structures.

 

4. That the driveway be paved and landscaping be installed prior to approval of the final plan.

 

A copy of said amendment is on file in the office of the City Clerk with this ordinance and is made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
