17. That the developer dedicate an
additional 11 feet of right of way on the north side of S. Truman Road, between
Main Street and Walnut Street, as required by the Department of Public Works
prior to approval by the Director of the Department of City Development of the
first site plan for the 1st Launch phase as shown on the development plan.
18. That the developer widen the

22. That the developer construct a
dedicated right turn lane on the west side of Broadway Avenue between 12th and

the Build-out phase as shown on the development plan.
23. That the developer dedicate an
additional 11 feet of right-of-way on the south side of S. Truman Road between
Grand Boulevard and McGee Street as required by the Department of Public Works
prior to approval by the Director of the Department of City Development of the
first site plan for the Build-out phase as shown on the development plan.
24. That the developer widen the
south side of S. Truman Road between Grand Boulevard and McGee Street to
provide a fifth lane as required by the Department of Public Works prior to
approval by the Director of the Department of City Development of the first
site plan for the Build-out phase as shown on the development plan.
25. That, prior to the approval of
each site plan by the Director of the Department of City Development, the
developer submit schematic drawings, with a driveway analysis to be conducted
to the Director of the Department of Public Works for approval and that the
developer make any improvements as required by the approved recommendations.
26. That the developer submit an
updated parking study to the Director of the Department of City Development for
review prior to submittal of any site plans for phases beyond the 1st Launch
phase as shown on the development plan.
27. That the developer submit a
streetscape improvement plan to the Department of Public Works for approval and
that the developer implement streetscape improvements as required by the
Department of Public Works.
28. That the developer
construct/reconstruct all sidewalks and curbs along all development street
frontages as required by the Department of Public Works
29. That the developer contribute
$43,733.95 in lieu of parkland dedication for 320 (remaining) multi-family
units (320 x 2 x 0.006 x $11,389.05) in satisfaction of Section 66-128 of the
Subdivision Regulations.
30. That the developer submit a site
plan for each phase to the Director of the Department of City Development for
approval prior to issuance of building permits. The site plans shall include
development plan information, property uses, setback distances, lighting,
landscaping, signage (including elevations), and architectural characteristics,
including compliance with the design guidelines of the Power & Light
District as shown on the development plan.

on file in the office of the City Clerk under Document No. 0303__, which is
attached hereto and made a part hereof.

the Council finds and declares that before taking any action on the proposed
amendment hereinabove, all public notices and hearings required by the Zoning
