Rezoning an area of approximately 63.5 acres generally bounded by an area which is approximately 150 feet west of Bellefontaine Avenue on the west, approximately 400 feet south of Thompson Avenue on the south, St. John Avenue on the north, and approximately 150 feet east of Benton Boulevard on the east and generally bounded by St. John Avenue on the south, Gladstone Boulevard and Walrond Avenue on the west, 200 feet north of Norledge Avenue on the north, and approximately 340 feet east of Askew Avenue on the east from Districts R-4, R-2a, and R-2b to District R-1a. BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That Chapter 80, Code of Ordinances of the City of Kansas City, Missouri, commonly known as the Zoning Ordinance, is hereby amended by enacting a new section to be known as Section 80-11A0759, rezoning 63.5 acres generally bounded by an area which is approximately 150 feet west of Bellefontaine Avenue on the west, approximately 400 feet south of Thompson Avenue on the south, St. John Avenue on the north, and approximately 150 feet east of Benton Boulevard on the east and generally bounded by St. John Avenue on the south, Gladstone Boulevard and Walrond Avenue on the west, 200 feet north of Norledge Avenue on the north, and approximately 340 feet east of Askew Avenue on the east from Districts R-4 (Low Apartments), R-2a (Two-Family Dwellings), and R-2b (Two-Family Dwellings) to District R-1a (One-Family Dwellings), said section to read as follows:

 

Section 80-11A0759. That an area legally described as:

 

Beginning at the intersection of the centerline of Bellefontaine Avenue and Thompson Avenue, thence north along the centerline of Bellefontaine Avenue to the centerline of Anderson Avenue, thence east along the centerline of Anderson Avenue to the centerline of Benton Boulevard, thence south along the centerline of Benton Boulevard to the centerline of Thompson Avenue, thence west along the centerline of Thompson Avenue to the point of beginning; and Beginning at the intersection of the centerline of Gladstone Boulevard and Windsor Avenue, thence north and east along the centerline of Gladstone Boulevard to the centerline of Bales Avenue, thence south along the centerline of Bales Avenue to the centerline of Windsor Avenue, thence west along the centerline of Winsor Avenue to the point of beginning; and

 

3200-3400 Norledge Avenue That portion of the NE NW Section 34 Township 50 North Range 33 West beginning at a point on the north line of Norledge Avenue 260 feet west of the east line of said thence west 103 feet thence north 200 feet thence east 561 feet thence south 200 feet to the north line of Norledge Avenue, thence west along said north line 458 feet to the point of beginning; and

 

319-331 N Indiana Avenue Lots 81 through 86 inclusive, Melrose Addition, a subdivision in Kansas City, Jackson County, Missouri and the north of the vacated alley lying south of and adjacent said Lot 86; and

 

315 N Indiana and 3400-3530 Gladstone Boulevard Lots 61 through 74 inclusive, and the south of he vacated alley lying north of and adjacent said Lots 61 through 64, and all vacated Bales Avenue lying east of and adjacent said Lot 67, and the west 108 feet of Lot 75 and all the vacated alley lying south and adjacent, and the south of the vacated alley lying north of and adjacent said Lot 73 and the west 40 feet of said Lot 74, Melrose Addition, and Lot 124, East Melrose, a subdivision in Kansas City, Jackson County, Missouri, all except that portion in right of way; and

 

3600-3620 Gladstone Boulevard Lots 125, 126 127 and the west 60 feet of Lot 128, except that portion in right of way, and the south 13 feet of Lot 138, and the south 16 feet of the west 47 feet and the south 38 feet of the east 28 feet of the west 75 feet and the south 47 feet of the east 15 feet of Lot 137, and the south 47 feet of the west 85 feet and the south 13 feet of the east 5 feet of Lot 136, East Melrose; and

 

3601-3617 Gladstone Boulevard Lots 1 through 5 inclusive, except that portion in right of way, Minnie G. Wilson Place, a subdivision in Kansas City, Jackson County, Missouri, and the north of the vacated alley lying south and adjacent said lots; and

 

3501-3535 Gladstone Boulevard Lots 34 through 41 inclusive, except that portion in right of way, Melrose Addition and Lot 6, except that portion in right of way, Minnie G. Wilson Place, a subdivision in Kansas City, Jackson County, Missouri and the north of the vacated alley lying south and adjacent said lots; and

 

3500 Windsor Avenue - Lot 26 and the west 43.5 feet of Lot 27, Melrose Addition, a subdivision in Kansas City, Jackson County, Missouri and the south of the vacated alley lying north and adjacent said lots; and

 

101 Gladstone Boulevard That portion of the SE NW Section 34 Township 50 North Range 33 beginning at the NE corner of St. John Avenue and Gladstone Boulevard thence north along the east line of Gladstone Boulevard 75 feet thence east 100 feet thence south 75 feet to the north line of St. John Avenue thence west along said north line to the point of beginning; and

 

105-111 Gladstone Boulevard - That portion of the SE NW Section 34 Township 50 North Range 33 beginning at a point on the east line of Gladstone Boulevard 75 feet north of the north line of St. John Avenue thence north along the east line of Gladstone Boulevard 125 feet thence east 191.82 feet thence south 125 feet thence west 191.82 feet to the east line of Gladstone Boulevard and the point of beginning; and

 

117 Gladstone Boulevard - That portion of the SE NW Section 34 Township 50 North Range 33 beginning at a point on the east line of Gladstone Boulevard 50 feet south of the south line of Windsor Avenue thence south along the east line of Gladstone Boulevard 59 feet thence east 97 feet thence north 59 feet thence west 97 feet to the east line of Gladstone Boulevard and the point of beginning; and

 

123 Gladstone Boulevard - That portion of the SE NW Section 34 Township 50 North Range 33 beginning at a point on the east line of Gladstone Boulevard 50 feet south of the south line of Windsor Avenue thence east 97 feet thence north 50 feet to the south line of Windsor Avenue thence west along said south line 97 feet to the east line of Gladstone Boulevard thence south along said east line 50 feet to the point of beginning; and

 

3205 Windsor Avenue That portion of the SE NW Section 34 Township 50 North Range 33 beginning at a point on the south line of Windsor Avenue 75.2 feet west of the northwest corner of Lot 12, Melrose Addition, a subdivision in Kansas City, Jackson County, Missouri thence south 109 feet thence west 50.2 feet thence north 109 feet to the south line of Windsor Avenue thence east along said south line 50.2 feet to the point of beginning; and

 

3211 Windsor Avenue That portion of the SE NW Section 34 Township 50 North Range 33 beginning at a point on the south line of Windsor Avenue 25 feet west of the northwest corner of Lot 12, Melrose Addition, a subdivision in Kansas City, Jackson County, Missouri thence west 50.2 feet along the south line of Windsor Avenue thence south 109 feet thence east 50 feet to the centerline of vacated Walrond Avenue thence north along the centerline of vacated Walrond Avenue 109 feet to the south line of Windsor Avenue and the point of beginning; and

is hereby rezoned from Districts R-4 (Low Apartments), R-2a (Two-Family Dwellings), and R-2b (Two-Family Dwellings) to District R-1a (One-Family Dwellings), all as shown outlined on a map marked Section 80-11A0759, which is attached hereto and made a part hereof, and which is hereby adopted as a part of an amendment to the zoning maps constituting a part of said chapter and as an amendment to Section 80-11 thereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
