ORDINANCE NO. 050691

 

Approving the preliminary plat of Glasgow's Place on a 4.47 acre tract of land generally located on the south side of Lookout Drive, west of Canyon Drive. (SD 1177)

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of Glasgow's Place on a 4.47 acre tract of land generally located on the south side of Lookout Drive, west of Canyon Drive, and more specifically described as follows:

 

All of that part of Lot 57 which lies West of a straight line drawn from a point in the Southerly line of said lot which is 168 feet Northerly from the Southeast corner of said lot measured along rear line of said lot to a point of front line of said lot which is 122 feet Northwesterly from Northeasterly corner of said lot, measured along front line of said lot being Southerly line of Lookout Drive, Unity Ridge and Gardens, a subdivision in Kansas City, Jackson County, Missouri, according to the recorded plat thereof. Also a part of Lot 58, Unity Ridge and Gardens, a subdivision in Kansas City, Jackson County, Missouri described as follows: Beginning at the intersection of the South Right of Way of Lookout Drive (25.00 feet from the centerline thereof) and the East line of Lot 58 of said subdivision; thence South 38 degrees 18 minutes 09 seconds West, 201.50 feet; thence South 01 degrees 03 minutes 03 seconds East, 118.03 feet to a point on the Easterly line of said Lot 58; thence North 23 degrees 57 minutes 47 seconds East along the Easterly line of said Lot 58, 302.18 feet to the Point of Beginning. Containing 0.17 acres, more or less and subject to any easements. Basis of bearings is taken from 50 Highway plans.

 

is hereby approved, subject to the following conditions:

 

1. That the developer shall cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of the City of Kansas City, Missouri, commonly known as the Subdivision Regulations.

 

2. That the developer submit a detailed micro storm drainage study, consisting at a minimum of a letter from a Missouri Licensed Civil Engineer stating that the proposed improvements will not alter or increase historical runoff conditions for the site, to Development Services prior to approval and issuance of any building permits, and that the developer construct any improvements as required by Development Services.

 

3. That the public sanitary sewer system need not be extended provided that the developer demonstrates that the existing private sewage disposal system complies with Chapter 18, Kansas City Building and Rehabilitation Code, Code of Ordinances, at the time of each application for building permits, which may add plumbing fixtures.

 

4.                  That the developer receive approval of the Board of Zoning Adjustment for a variance to the minimum lot area for Lot 1 and for frontage of minimum 120 feet in width.

 

A copy of the preliminary plat is on file in the office of the City Clerk with this ordinance, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
