IT ORDAINED BY THE COUNCIL OF KANSAS CITY:
Section
A. That an amendment to a previously approved preliminary plan in District
R-4-O-p (Low Apartment, Administrative Office Building - Limited District) on
approximately a 7.39 acre tract of land generally located at 6807 East 117th
Street, and more specifically described as follows:
This is a subdivision of part of the West 1/2 of
the Northwest 1/4 of Section 12, Township 47, Range 33, in Kansas City, Jackson
County, Missouri, being in part a resurvey of part of Tract D, Holiday
Estates, a subdivision of land described as follows: Beginning at the southeast
corner of said Tract D; thence North 85E04'14"
West along the south line of said Tract D and along the prolongation thereof,
(said line also being the north line of Blocks 1 and 2, Chateau Grandvue, a
subdivision of land in Kansas City, Jackson County, Missouri), a distance of
645.35 feet to the southwest corner of said Tract D; thence North 3E13'36" East along the west line of
said Tract D, a distance of 486.24 feet; thence South 85E04'14" East, a distance of 251.24
feet to the southerly most corner of Tract C in said Holiday Estates; thence
continuing South 85E04'14" East, a
distance of 347.37 feet to a point on the east line of said Tract D; thence
in a southerly direction along said east line and along a curve to the right
having a radius of 257.43 feet and an initial tangent bearing of South 17E09'57" East, an arc distance of
85.77 feet; thence South 1E55'26"
West, tangent to said curve, and along said east line a distance of 149.47
feet; thence in a southerly direction along said east line and along a curve to
the left having a radius of 1523.94 feet and tangent to the last described
course an arc distance of 256.10 feet to the point of beginning.

hereby approved, subject to the following conditions:
1. That
the developer submit a storm drainage study for the entire development to the
City Engineers Office for approval and that the developer make any
improvements as required by the City Engineers Office.
2. That
the developer submit plans for grading and siltation and erosion control to the
City Engineers Office for approval prior to beginning any construction
activities.
3. That
the developer secure a land disturbance permit from the Department of Public
Works prior to beginning any construction, grading, clearing or grubbing
activities, if the disturbed area exceeds one acre.
4. That
the developer install hard surface roads and provide for fire protection as
required by the Fire Department prior to construction beyond foundations.
5. That
the developer construct sidewalks on the west side of Holiday Drive and the
south side of 117th Street as required by the Department of Public Works prior
to the approval of a final plan by the City Plan Commission.
6. That
the developer submit a street tree planting plan as part of the final plan with
a copy to be submitted to the Department of City Development, secure the
approval of the City Forester for street trees planted on right of way in front
of residential lots, and plant the street trees in conformance with the plan
approved by the City Forester. The plan shall include size, type, species and
placement of trees.
7. That
the developer submit a final plan to the City Plan Commission for approval,
including plans for landscaping, signage, grading and building elevations.
A
copy of said amendment is on file in the office of the City Clerk under
Document No. 010548, which is attached hereto and made a part hereof.
Section
B. That the Council finds and declares that before taking any action on the
proposed amendment hereinabove, all public notices and hearings required by the
Zoning Ordinance have been given and had.
