ORDINANCE NO. 900124

 

 

Approving a previously approved preliminary plan in District C-2p on a 2 acre tract of land located at the northeast corner of 135th Street and Oak Street.

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That an amendment to a previously approved preliminary plan in District C-2p on a 2 acre tract of land located at the northeast corner of 135th Street and Oak Street, more specifically described as follows:

 

All of Lot 1, Wild Wings, a subdivision in Kansas City, Jackson County, Missouri.

 

 

is hereby approved, subject to the following conditions:

 

1. That the developer cause the area to be replatted and processed in accordance with Chapter 31, Code of General

Ordinances of Kansas City, Missouri, as amended, commonly

known as the Subdivision Regulations.

 

2. That the developer enter into an agreement for contribu- tion to the Martin City Area Improvement Fund at the time

of final plat and that the agreement provide that the

contribution shall be based on $1.75 per square foot of

floor area for the dental clinic, $1.80 per square foot

for retail use and $1.75 for clinic expansion.

 

3. That the developer improve 135th Street to arterial street standards.

 

4. That the developer provide that all points of the exterior walls of the building be within 150 feet of a

fire hydrant.

 

5. That the developer update the agreement regarding the extension of Oak Street if necessary.

 

6. That the developer provide additional landscaping on the west edge of the parking lot.

 

 

A copy of said amendment is on file in the office of the City Clerk under Document No. 900124, which is attached hereto and made a part hereof.

 


Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
