ORDINANCE NO. 010013

 

Approving the preliminary plat of Blue Valley Industrial Park on approximately a 10.3 acre tract of land generally bounded by Blue River on the east, 12th Street on the north, Truman Road on the south, and Oakland Avenue on the west. (SD 0938)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of Blue Valley Industrial Park on approximately a 10.3 acre tract of land bounded by Blue River on the east, 12th Street on the north, Truman Road on the south, and Oakland Avenue on the west, and more specifically described as follows:

 

Lots 2 and 3 and that part of Lot 4 lying east of a line 91 feet west of and parallel to the west line of Richmond Avenue, as now established; and the east 91 feet of Lots 34 to 47, both inclusive, Block 4, Centropolis, a subdivision in Kansas City, Jackson County, Missouri; also all of vacated Richmond Avenue, lying between Blocks 3 and 4 of said Centropolis; and also Blocks 1, 2, 3, and 10 including all of the alleys now vacated in said Block 2 and 3; Lot 1 and the east 91 feet of Lots 30 to 33, both inclusive, in Block 4; the east 15 feet of Lot 25, all of Lots 26 to 28, both inclusive, and the east 91 feet of Lots 29 to 45, both inclusive, Block 9; the whole of vacated Manchester Avenue lying east of and adjoining said Block 3; the whole of vacated Richmond Avenue lying east of and adjoining said Block 9; and the whole of vacated 13th Street lying east of a line drawn 91 feet west of and parallel with the west line of Richmond Avenue and west of the Big Blue River, all in Centropolis, a subdivision in Kansas City, Jackson County, Missouri, excepting from the above-described premises that part of said Block 2 conveyed to Kansas City dated January 2, 1923, recorded in Book 435 at page 539, also deed dated December 31, 1963, filed February 11, 1964, as File No. 829307, recorded in Book 1673 at page 392, in the office of the Recorder of Deeds for Jackson County, Missouri, except that part taken for channel improvement right of way for the Big Blue River.

 

is hereby approved, subject to the following conditions:

 

1. That the developer cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of Kansas City, Missouri, as amended, commonly known as the Subdivision Regulations.

 

2. That the developer improve the south half of 12th Street to collector street standards as required by the Department of Public Works, including construction of curbs, gutters and sidewalks and installation of streetlights.

 

3. That a variance to the 3:1 lot depth to width ratio required by Section 66-124(c)(2) for the two proposed lots as shown on the preliminary plat is hereby granted.

 


4. That the developer secure a floodplain certificate from the Department of Codes Administration prior to beginning any construction activities within the floodplain.

 

A copy of the preliminary plat is on file in the office of the City Clerk under Document No. 010013, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
