COMMITTEE SUBSTITUTE FOR ORDINANCE NO. 031011

 

Approving the preliminary plat of Guinotte Bluff Addition, Replat of Block 3, Lot 8 on an approximately 0.17 acre tract of land generally located on the southwest corner of E. 5th Street and Forest Avenue. (SD 1051)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of Guinotte Bluff Addition, Replat of Block 3, Lot 8 on an approximately 0.17 acre tract of land generally located on the southwest corner of E. 5th Street and Forest Avenue, and more specifically described as follows:

 

All of Lot 8, Block 3, Guinotte Bluff Addition, a subdivision in Kansas City, Jackson County, Missouri.

 

is hereby approved, subject to the following conditions:

 

1. That the developer cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of Kansas City, Missouri, as amended, commonly known as the Subdivision Regulations.

 

2. That the 110-foot minimum required lot depth be waived for the two proposed lots as shown on the preliminary plat.

 

3. That the developer receive the approval of the Board of Zoning Adjustment for variances to required front, side and rear yard setbacks, lot area and any other necessary variances required to allow the existing single-family residence and proposed converted commercial building to remain prior to the final plat being reviewed by the City Council.

 

4. That the developer construct or repair curbs, gutters and sidewalks on the south side of E. 5th Street and the west side of Forest Avenue as required by the Department of Public Works prior to recording of the final plat.

 

5. That the developer relocate private water service for the existing single-family residence on Lot 8B to public water lines in Forest Avenue as required by the Water Services Department.

 

A copy of the preliminary plat is on file in the office of the City Clerk under Document No. 031011, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
