Approving an amendment to a
previously approved preliminary plan in District C-3a2-p on approximately a 1.7
acre tract of land generally located at the southwest corner of Westport Road and Clark Avenue. (9284-P-2)
BE IT ORDAINED
BY THE COUNCIL OF KANSAS CITY:
Section A. That
an amendment to a previously approved preliminary plan in District C-3a2-p
(Intermediate Business, High Buildings - Limited District) on approximately a
1.7 acre tract of land generally located at the southwest corner of Westport
Road and Clark Avenue, and more specifically described as follows:
Lots 8 and 9, Jones and Fishers
Addition, and Lots 1 and 2, Westport Inn, all in Kansas City, Jackson County,
Missouri
is hereby approved, subject to
the following conditions:
1. That the developer secure permits to repair sidewalks,
alleys, curbs, and gutters as necessary along all development frontages as
required by the Department of Public Works in accordance with Chapters 56 and
64, Code of Ordinances, prior to issuance of a certificate of occupancy.
2. That the developer install directional signage at the Westport Road entrances as required by Development Services.
3. That the developer submit plans for grading and siltation and
erosion control to Development Services for approval prior to the commencement
of any construction activities.
4. That the developer provide for fire protection as required by
the Fire Department prior to construction beyond foundations.
5. That the developer submit a final plan to
the City Plan Commission for approval, including detailed information on
landscaping, signage (including elevations), lighting (including a photometric
study showing zero footcandles at the property line and no direct illumination
beyond the property line) and building elevations. Final plans including
surface parking lots must show a separation from streets, pedestrian sidewalks,
residential areas and green space by a decorative wall, a berm or a solid
landscape screen at least 4 feet in height, and at least one shade tree for
every 10 parking spaces.
A copy of the amendment is on
file in the office of the City Clerk with this ordinance and is made a part
hereof.
Section B. That
the Council finds and declares that before taking any action on the proposed
amendment hereinabove, all public notices and hearings required by the Zoning
Ordinance have been given and had.
