ORDINANCE NO. 001498

 

Approving a development plan in District GP-7 (Agricultural and Low Density Residential Uses) on approximately a 1.12 acre tract of land generally located on the south side of Old Stagecoach Road approximately 1/3 mile west of Line Creek Parkway. (12467-GP)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That a development plan in District GP-7 (Agricultural and Low Density Residential Uses) on approximately a 1.12 acre tract of land generally located on the south side of Old Stagecoach Road approximately 1/3 mile west of Line Creek Parkway, and more specifically described as follows:

 

All that part of the West Half of Section 4, Township 51, Range 33, Kansas City, Platte County, Missouri, more particularly described as follows: Beginning at the northwest corner of the Southwest Quarter of said Section 4; thence North 00E29'45" East along the west line of the Northwest Quarter of said Section 4, a distance of 49.10 feet to a point on the southerly right of way line of Old Stagecoach Road as now established; thence South 42E58'50" East along said right of way line, a distance of 280.39 feet; thence continuing along said right of way along a curve to the left with a central angle of 06E09'10", a radius of 578.28 feet and an arc length of 62.10 feet; thence departing from said right of way line, South 40E51'51" West, a distance of 138.95 feet; thence North 89E55'03" West, a distance of 145.80 feet to a point on the west line of the Southwest Quarter of said Section 4; thence North 00E04'57" East along the west line of said Quarter Section, a distance of 303.98 feet to the point of beginning. Containing 1.12 acres, more or less.

 

is hereby approved, subject to the following conditions:

 

1. That the developer submit plans for grading and siltation and erosion control to the City Engineers Office for approval prior to beginning any construction activities.

 

2. That the developer obtain permits from the Department of Public Works prior to working in any City right of way.

 

3. That the developer secure the approval of the Board of Zoning Adjustment for a variance to the KCIA height zoning restrictions.

 

4. That the developer submit a final plan to the City Plan Commission for approval, including detailed information on landscaping, fencing and equipment shelter colors.

 

A copy of said development plan is on file in the office of the City Clerk under Document No. 001498, which is attached hereto and made a part hereof.

 


Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
