Determining
compliance of the Graphic Arts Building "353" Development Plan by the
Finance Building Redevelopment Corporation located at 934 Wyandotte Street, at
the northwest corner of 10th Street and Wyandotte Street, and authorizing the
Director of City Development to issue a Certificate of Full Compliance.

WHEREAS, on
December 15, 2005, the City Council approved the Graphic Arts Lofts at 934 Wyandotte,
for the Finance Building Redevelopment Corporation by passage of Ordinance No.
051481, which approved the redevelopment of the Property into loft apartment
units, provided certain tax abatement for the Property and authorized the
execution of a 353 Contract for the Project; and
WHEREAS, the 353
Contract was executed between the City and Developer on January 17, 2006, and
was recorded with the Jackson County Recorders Office on January 26, 2006, as
Document No. 2006K0005459; and
WHEREAS, the Finance
Building Redevelopment Corporation has requested a Certificate of Full
Compliance for the Graphic Arts Building property located at 934 Wyandotte; and
WHEREAS, Mr. Paul
Stark, AIA, NCARB, Architect, has identified that the project as built consists
of the construction of 58 apartment units and a fitness area; and
WHEREAS, on
January 15, 2008, the City Plan Commission reviewed the Development Plan and
determined that the construction proposed in the Development Plan for the
Graphic Arts Building property located at 934 Wyandotte has occurred and has
recommended that the City Council authorize the issuance of a Certificate of
Full Compliance to the Finance Building Redevelopment Corporation; NOW,
THEREFORE,
BE IT
RESOLVED BY THE COUNCIL OF KANSAS CITY:
Section A.
That the Council finds and determines that the Graphic
Arts Building located at 934 Wyandotte Street by the Finance Building
Redevelopment Corporation has been completed
and the construction is in compliance with the approved 353 Development Plan.
Section B.
That the Council hereby authorizes the Director of City Development to issue a
Certificate of Full Compliance to Finance Building Redevelopment Corporation pursuant
to the terms and conditions of the Development Plan and Redevelopment Contract
and pursuant to Section 74-17, Code of Ordinances of the City of Kansas City,
Missouri, for 934 Wyandotte Street.
