ORDINANCE NO. 970332

 

Approving the preliminary plat of Hunt Midwest Tract 2 on a 29.46 acre tract of land generally located on the northeast corner of Highway I-435 and N.E. Parvin Road. (SD 0403A)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of Hunt Midwest Tract 2 on a 29.46 acre tract of land generally located on the northeast corner of Highway I-435 and N.E. Parvin Road, and more specifically described as follows:

 

A tract of land in the Southwest Quarter of Section 3, Township 50, Range 32, Kansas City, Clay County, Missouri, being bounded and described as follows: Beginning at the intersection of the north right of way line of N.E. Parvin Road, as now established, and the east right of way line of Interstate Route No. 435, as now established; thence North 0 20'54" West, along said east line, 35.00 feet; thence North 75 12'46" West, along said east line, 284.43 feet; thence northerly, along said east line, on a curve to the left, having an initial tangent bearing of North 5 53'51" East, a radius of 3124.93 feet, an arc distance of 320.53 feet; thence North 0 01'14" East, along said east line, 231.14 feet; thence North 7 36'55" East, along said east line, 268.14 feet; thence South 90 00'00" East, 1379.31 feet; thence South 0 01'02" West, 917.45 feet to a point on the aforementioned north line of said N.E. Parvin Road; thence South 89 39'06" West, along said north line, 1155.99 feet to the point of beginning. Containing 29.46 acres, more or less.

 

is hereby approved, subject to the following conditions:

 

1. That the developer cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of Kansas City, Missouri, as amended, commonly

known as the Subdivision Regulations.

 

2. That the developer submit a storm drainage study for the entire development to the City Engineer's Office when the first plat is submitted and that the developer make

any improvements as required by the City Engineer's Office.

 

3. That the developer submit plans for grading and siltation and erosion control to the City Engineer's Office for approval prior to beginning any construction activities.

 

4. That the developer provide for hard surface roads and fire protection as required by the Fire Department prior to construction beyond foundations.

 

5. That the developer extend water mains as required by the Water Services Department.

 

6. That the developer show, reference and verify street grades on the plat.

 

7. That the developer secure a land disturbance permit from the Missouri Department of Natural Resources if the disturbed area exceeds five acres.

 

8. That the developer construct temporary cul-de-sacs as required by the City Engineer's Office.

 

9. That the developer install streetlights on the north side of Parvin Road.

 

10. That the developer provide a traffic impact study analyzing the impact of this development site on the I-435/Parvin Road interchange, frontage roads, existing city

streets and proposed private streets and driveway accesses, and make improvements

as required by the approved study.

 

11. That the developer receive approval from the City Engineer's Office and the Missouri Department of Transportation for any street connection to Worlds of Fun Avenue.

 

12. That the developer provide an access easement and private maintenance agreement to cover the proposed private street.

 

13. That the developer submit a street name sign plan to the Street Naming Committee for approval for the entire preliminary plat prior to submittal of the first final plat.

 

A copy of said preliminary plat is on file in the office of the City Clerk under Document No. 970332, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
