ORDINANCE NO. 030762

 

Amending Chapter 80, Code of Ordinances, by adding a new section to be known as Section 80-11A0493, rezoning an area of approximately 14.5 acres generally located at the southwest corner of N. Cosby Avenue (N.W. 62nd Terrace) and 45 Highway (N.W. 64th Street) from Districts R-4 (Low Apartments) and R-1b (One-Family Dwellings) to District R-1b (One-Family Dwellings). (5857-P-15)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That Chapter 80, Code of Ordinances of the City of Kansas City, Missouri, commonly known as the Zoning Ordinance, is hereby amended by enacting a new section to be known as Section 80-11A0493, rezoning an area of approximately 14.5 acres generally located at the southwest corner of N. Cosby Avenue (N.W. 62nd Terrace) and 45 Highway (N.W. 64th Street) from Districts R-4 (Low Apartments) and R-1b (One-Family Dwellings) to District R-1b (One-Family Dwellings), said section to read as follows:

 

Section 80-11A0493. That an area legally described as:

 

All that part of the East Half of the Northwest Quarter and the West Half of the Northeast Quarter of Section 30, Township 51, Range 33 in Kansas City, Platte County, Missouri, more particularly described as follows: Commencing at the northwest corner of the East Half of the Northwest Quarter of said Section 30; thence South 0E59'51" West along the westerly line thereof, a distance of 191.31 feet, more or less to a point on the southerly right-of-way line of Missouri State Highway Route No 45 (also known as N.W. 64th Street) as now established, said point being 140 feet south of the centerline of said highway as measured perpendicular thereto; thence continuing South 0E59'51" West along the westerly line of the East Half of the Northwest Quarter of said Section 30, a distance of 568.18 feet to the point of beginning of the tract of land to be herein described; thence continuing South 0E59'51" West along the westerly line of the East Half of the Northwest Quarter of said Section 30, a distance of 647.56 feet; thence South 89E00'09", perpendicular the westerly line thereof, a distance of 205.00 feet to a point; said point being 1,407.05 feet south and 205.00 feet east of the northwest corner of the East Half of the Northwest Quarter of said Section 30, as measured parallel with and perpendicular to the westerly line thereof; thence South 87E37'59" East, 1,050.30 feet; thence North 1E19'33" East along a line 57 feet west of and parallel with the westerly line of said Northeast Quarter Section, a distance of 118.07 feet; thence northerly and northwesterly along a curve to the left, tangent to the last described course, having a radius of 250 feet and a central angle of 73E17'37", an arc length of 319.80 feet to a point of reverse curvature; thence westerly and northwesterly along a curve to the right, tangent to the last described curve, having a radius of 605 feet and a central angle of 10E24'12", an arc length of 109.85 feet to a point of reverse curvature thence northwesterly and westerly along a curve to the left tangent to the last described curve, having a radius of 2,470 feet and a central angle of 23E42'21", an arc length


of 1,021.95 feet to the point of beginning. Containing 14.497 acres, more or less.

 

is hereby rezoned from Districts R-4 (Low Apartments) and R-1b (One-Family Dwellings) to District R-1b (One-Family Dwellings), all as shown outlined on a map marked Section 80-11A0493, which is attached hereto and made a part hereof, and which is hereby adopted as a part of an amendment to the zoning maps constituting a part of said chapter and as an amendment to Section 80-11 thereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
