ORDINANCE NO. 920280
Approving the preliminary plat of Woodland Court on a
51.3 acre tract of land located on the north side of N.E. Cookingham Drive,
approximately 900 feet east of N. Woodland Avenue.
BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:
Section A. That the preliminary plat of Woodland
Court on a 51.3 acre tract of land located on the north side of N.E. Cookingham
Drive, approximately 900 feet east of N. Woodland Avenue, and more specifically
described as follows:
A tract of land lying in the South One-Half of
the Northeast Quarter and lying in part of the Southeast Quarter of
Section 24, Township 51, Range 33, Kansas City, Clay County, Missouri,
being bounded and described as follows: Beginning at the northeast corner
of said Southeast Quarter, said point being also the southeast corner
of said Northeast Quarter; thence South 015'44" West along the east
line of said Southeast Quarter, 2.59 feet to a point on the north
right-of-way line of Missouri Highway No. 291, as now established;
thence North 8910'44" West along said north right-of-way line
843.11 feet; thence North 049'16" East, continuing along said north line
10.00 feet; thence North 8910'44" West, continuing along said north
line 115.00 feet; thence South 049'16" West, continuing along said
north line, 10.00 feet; thence North 8910'44" West, continuing
along said north line, 793.13 feet; thence North 111'16" East,
1,323.97 feet to a point on the north line of the south one-half of said
Northeast Quarter; thence South 8916'02" East along said north line,
1,742.16 feet to the northeast corner of said South One-Half of said Northeast
Quarter; thence South 047'44" West along the east line of said
Northeast Quarter, 1,324.04 feet to the point of beginning. Containing
53.12 acres, more or less.
is hereby approved, subject to the following conditions:
1. That the developer cause the area to be platted
and processed in accordance with Chapter 31, Code of General
Ordinances of Kansas City, Missouri, as
amended, commonly
known as the Subdivision Regulations.
2. That the developer submit a storm drainage
study to the City Engineer including provision for any needed
improvements.
3. That the developer extend sanitary sewers in
accordance with current City standards and regulations.
4. That the developer dedicate additional right of
way to provide 50 feet from the centerline for N.E. Cookingham
Drive.
5. That the developer improve one-half of N.E.
Cookingham Drive to current City standards for arterial streets.
6. That the developer construct temporary
cul-de-sacs at the end of each phase of development.
7. That the developer extend water mains in
accordance with current City standards and regulations.
8. That the developer contribute money in lieu of
parkland dedication in satisfaction of Section 31.32, Code of
General Ordinances, for 176 single family
units.
9. That the developer relocate street connections
to N.E. Cookingham Drive to improve sight distance.
A copy of said preliminary plat is on file in the office
of the City Clerk under Document No. 920280, which is attached hereto and made
a part hereof.
Section B. That the Council finds and declares that
before taking any action on the proposed preliminary plat hereinabove, all
public notices and hearings required by the Subdivision Regulations have been
given and had.
