ORDINANCE NO. 190900
Approving the plat of Red Bridge
Business Center 2nd Plat, an addition in Jackson County, Missouri, on
approximately 19.34 acres generally located at the southeast corner of east Red
Bridge Road and Oak Street, creating 2 lots for the purpose of constructing a
Wonderscope Children’s Museum; accepting and releasing various easements; and
directing the City Clerk to record this ordinance and attached documents.

BE IT ORDAINED BY THE COUNCIL OF
KANSAS CITY:
Section 1. That the plat of Red Bridge Business Center
2nd Plat, a subdivision in Jackson County, Missouri, a true and correct copy of
which is attached hereto and incorporated herein by reference, is hereby
approved.
Section 2. That the plat granting and reserving unto
Kansas City an easement and license or right to locate, construct, operate, and
maintain facilities including, but not limited to, water, gas, sewerage,
telephone, cable TV, surface drainage, underground conduits, pad mounted
transformers, service pedestals, any and all of them upon, over, under and along
the strips of land outlined and designated on the plat by the words utility
easement or U/E be and the same are hereby accepted and where other easements
are outlined and designated on the plat for a particular purpose, be and the
same are hereby accepted for the purpose as therein set out.
Section 3. That all right, title, and interest in the
following recorded easements be and the same are hereby partially released to
the respective owners, their successors or assigns, over that part of aforesaid
easement as follows, the release effective upon recording of the final
plat:

Vacating
a portion of a 10 foot wide (5 feet on each side) waterline easement located in
the southeast quarter of section 5, township 47 north, range 33 west in Jackson
county, Missouri, granted to Kansas City by document no. K-673310 in book
k-1446 at page 2364 in the office of the recorder of deeds in Jackson county,
Missouri and more particularly described by Kenneth J. Deidrick, ls-2571 on
this 25th day of October, 2018, as follows:
Commencing
at a 1" iron bar marking the northwest corner of the southeast quarter of
said section 5; thence south 85 degrees 31 minutes 05 seconds east, (this and
all following bearings are based on the Missouri state coordinate plane system
to 1983, west zone (nad 83), (south 85 degrees 29 minutes east (platted)) along
the north line of said southeast quarter, a distance of 145.41 feet; thence
south 03 degrees 13 minutes 50 seconds west, a distance of 39.94 feet to a
point on the north line of said lot 1, said point also being 159.57 feet east
of the east line of oak street, as measured along said north line which bears
south 86 degrees 39 minutes 20 seconds east (south 89 degrees 37 minutes 35

of deeds in Jackson county, Missouri and more particularly described by john a.
Copelin, ls-2005019232 on this 9th day of November, 2018, as follows:
Commencing at a point on the west line of the southeast
quarter of section 5 being south 03 degrees 20 minutes 43 seconds west (south
01 degrees 17 minutes 30 seconds east (deeded)), a distance of 327.00 feet from
a 1" iron bar marking the northwest corner of the southeast quarter of
said section 5; thence south 86 degrees 39 minutes 17 seconds east, (this and
all following bearings are based on the Missouri state coordinate plane system
to 1983, west zone (nad 83), (north 88 degrees 42 minutes 30 seconds west (deeded))
a distance of 174.00 feet to the point of beginning; thence south 03 degrees 20
minutes 50 seconds west (south 01 degrees 17 minutes 30 seconds (deeded)), a
distance of 108.89 feet; thence south 86 degrees 47 minutes 16 seconds east
(north 88 degrees 50 minutes 36 seconds east (deeded)), a distance of 102.25
feet to the point of terminus. Contains 2,111 square feet or 0.048 acres more

Any
easements crossing the vacated sanitary sewer easement and existing at the time
of this vacation shall not be vacated and shall remain in force.
Section 4. That the City Clerk is hereby directed to
record copies of this ordinance, together with the documents described herein
and all other relevant documents, when the Developer has met all of the
requirements for the plat to be released for recording, in the Office of the
Recorder of Deeds of Jackson County, Missouri.
Section 5. That the Council finds that the City Plan
Commission has duly recommended its approval of this plat on September 3, 2018.
