Approving the preliminary plat
for 2345 Grand Complex on a 2.45 acre tract of land generally located on the
north side of Pershing Road between Grand Boulevard and McGee Trafficway (SD
1182)
BE IT ORDAINED
BY THE COUNCIL OF KANSAS CITY:
Section A. That
the preliminary plat for 2345 Grand Complex on a 2.45 acre tract of land
generally located on the north side of Pershing Road between Grand Boulevard
and McGee Trafficway and more specifically described as follows:
The Mutual Benefit
Life Building at IBM Plaza, a condominium subdivision in Kansas City, Jackson
County, Missouri, according to the recorded plat thereof as filed in Plat Book
34 at page 67, being described as follows: Beginning at the southwest corner
of said subdivision; thence North 2'-24'-32" East, along the west line of
said subdivision, a distance of 393.69 feet; thence North 2-25'-53" East,
continuing along said west line, a distance of 40.81 feet to the northwest
corner of said subdivision; thence South 87-34'-32" East, along the north
line of said subdivision, a distance of 245.23 feet to the northeast corner
said subdivision; thence South 2-23-18" West, along the east line of said
subdivision, a distance of 42.03 feet; thence South 2-25'-28" West,
continuing along said line, a distance of 393.76 feet to the southeast corner
of said subdivision; thence North 87-16'-32" West, along the south line
of said subdivision, a distance of 245.16 feet to the point of beginning. The
property described hereon contains 106,707 square feet or 2.450 acres, more or
less.
is hereby approved subject to the
following conditions:
1. That the developer abide by any further recommendations
and/or corrections of the City Engineers Office.
2. That the developer shall cause the area to be platted and
processed in accordance with Chapter 66, Code of Ordinances of the City of
Kansas City, Missouri, commonly known as the Subdivision Regulations.
3. That the developer secure permits to repair sidewalks, curbs,
and gutters as necessary along all development street frontages as required by
Development Services in accordance with Chapters 56 and 64, Code of Ordinances,
prior to recording of the plat.
4. That the developer submit covenants, conditions and
restrictions to the Law Department for approval for the maintenance of common
areas and private open space tracts.
A copy of the preliminary plat is
on file in the office of the City Clerk with this ordinance and is made a part
hereof.
Section B. That
the Council finds and declares that before taking any action on the proposed
preliminary plat hereinabove, all public notices and hearings required by the
Subdivision Regulations have been given and had.
