Approving an amendment to a previously approved community unit project plan in District R-2a (Two-Family Dwellings)on approximately an 80.12 acre tract of land generally located at the northwest corner of N.W. 64th Terrace and N. Cosby Avenue, for the purpose of deleting an approximately 8.5203 acre tract of land from said community unit project plan. (6576-CUP-20)

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That an amendment to a previously approved community unit project plan in District R-2a (Two-Family Dwellings) on approximately an 80.12 acre tract of land generally located at the northwest corner of N.W. 64th Terrace and N. Cosby Avenue, and more specifically described as follows:

 

All that part of the Southeast Quarter and the Southwest Quarter of Section 19, Township 51, Range 33, including all of the lands platted as Hickory Hollow, Hickory Hollow Second Plat, Wexford Place First Plat, Wexford Place Second Plat, Picture Hills First Plat, and Picture Hills Third Plat, all being subdivisions of land in the City of Kansas City, Platte County, Missouri, and all being more particularly described as follows: Commencing at the southwest corner of the Southeast Quarter of said Section 19; thence North 00 degrees 05 minutes 56 seconds East, along the west line of said Southeast Quarter, a distance of 109.60 feet, to the northerly right of way line of Missouri Highway No. 45 (N.W. 64th Street), as now established, and the point of beginning; thence North 89 degrees 54 minutes 54 seconds West, along said northerly right of way line, a distance of 565.00 feet; thence North 89 degrees 52 minutes 56 seconds West, along said northerly right of way line, a distance of 755.90 feet, to the west line of the east one-half of the Southwest Quarter of said Section 19; is hereby approved, subject to the following condition:

 

That the developer cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of the City of Kansas City, Missouri, commonly known as the Subdivision Regulations, prior to any development of Phase 2

 

A copy of said amendment is on file in the office of the City Clerk with this ordinance and is made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
