Approving an amendment to a previously approved preliminary plan in District GPI on approximately a 178 acre tract of land generally located in the northwest corner of W. Longview Parkway and Elm Avenue. (7181-GP-3)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That an amendment to a previously approved preliminary plan in District GPI (General Planned District, Longview Lake, Institutional) on approximately a 178 acre tract of land generally located in the northwest corner of W. Longview Parkway and Elm Avenue, and more specifically described as follows:

A tract of land in the Northwest Quarter of Section 5, Township 47, Range 32, Kansas City, Jackson County, Missouri, more particularly described as follows: Beginning at the southwest corner of the northwest quarter of said Section 5; thence North 32306 East, along the west line of said Northwest Quarter Section, a distance of 1316.68 feet, to the southwest corner of Lot 6, West Longview on the Park, a subdivision of land in Kansas City, Jackson County, Missouri, according to the recorded plat thereof; thence South 870134 East, along the south line of said Lot 6, a distance of 269.24 feet, to the southeast corner of said Lot 6, said point being on the westerly right of way line of West Longview Parkway, as described in Document No. I-1130118, in Book I-2285 at Page 895; thence South 32306 West, along said westerly right of way line, a distance of 62.39 feet, to a point of curvature; thence southwesterly, southerly and southeasterly, along a curve to the left, having a radius of 1038.73 feet an arc distance of 948.56 feet (meas.) 948.54 feet (deed), to the point of tangency; thence South 485650 East, along said westerly right of way line, a distance of 290.44 feet (deed), to the intersection of said westerly right of way line with the northerly line described in Book I-1526 at Page 1197; thence South 475827 West, along said northerly line, a distance of 347.76 feet (meas.) 347.84 feet (deed), to a point on the south line of the Northwest Quarter of said Section 5; thence North 872327 West, along the south line of said Northwest Quarter Section, and along the north line described in Book I-1526 at Page 1197, a distance of 658.87 feet, to the point of beginning, containing 674,427 square feet or 15.4827

is hereby approved, subject to the following conditions:

 

1. That the developer cause the entire area to be platted and processed in accordance with Chapter 66, Code of Ordinances of the City of Kansas City, Missouri, commonly known as the Subdivision Regulations prior to construction of the proposed future driveways.

 

2. That, prior to obtaining a building permit for the proposed future driveways, the developer shall demonstrate to the satisfaction of the Department of Public Works that the AASHTO sight-distance requirements are met where such driveways enter West Longview Parkway.

 

3. That the developer submit a storm drainage study to the City Engineers Office for approval at the time of platting and that the developer make any improvements as required by the City Engineers Office.

 

4. That the developer submit plans for grading and siltation and erosion control to the City Engineers Office for approval prior to beginning any construction activities.

 

5. That the developer secure a land disturbance permit from the Department of Public Works prior to beginning any construction, grading, clearing or grubbing activities, if the disturbed area exceeds one acre.

 

6. That the developer secure a land disturbance permit from the Missouri Department of Natural Resources if the disturbed area for the entire development exceeds one acre.

 

A copy of said amendment is on file in the office of the City Clerk under Document No. 040932, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
