RESOLUTION NO. 930544

 

Determining compliance to Phase 2a of the Plaza Steppes Redevelopment Project and authorizing the Director of City Development to issue a Certificate of Full Compliance for Phase 2a to 47th and Jefferson Redevelopment Corporation and Plaza Steppes Limited Partnership.

 

WHEREAS, the City Council did on November 27, 1985, pass Ordinance No. 58641 approving the Application and Development Plan submitted by Plaza Steppes Redevelopment Corporation for the redevelopment of that area generally located at the northwest corner of 47th and Jefferson; and

 

WHEREAS, the Plaza Steppes Development Plan was amended by Ordinance No. 61095, passed June 12, 1987, and further amended by Ordinance No. 62109, passed March 3, 1988, and by Ordinance No. 64361, passed July 13, 1989; and

 

WHEREAS, Plaza Steppes Redevelopment Corporation assigned all its rights with respect to Phases 2 and 3 to 47th and Jefferson Redevelopment Corporation; and

 

WHEREAS, by Ordinance No. 911156, passed December 30, 1991, the City approved the assignment for 47th and Jefferson Redevelopment Corporation to Plaza Steppes Limited Partnership for Phase 2a; and

 

WHEREAS, Phase 2a of the Redevelopment Project was the demolition of the Haven Hill Apartment Buildings and the construction of a 10-12 story office building with 200,000 to 240,000 square feet of office space and 20,000 to 60,000 square feet of commercial space with provision for 600 to 750 parking spaces; and

 

WHEREAS, Daniel J. Orlowski, project manager for Ellerbe Becket, submitted a report identifying that the Haven Hill Apartments have been demolished and that an 11 story office building has been constructed with approximately 222,000 square feet of office space and 20,000 square feet of commercial space providing 687 parking spaces; and

 

WHEREAS, 47th and Jefferson Redevelopment Corporation and Plaza Steppes Limited Partnership have requested a Certificate of Full Compliance for Phase 2a of the Plaza Steppes Redevelopment Project; and

 

WHEREAS, on March 16, 1993, the City Plan Commission reviewed the Development Plan, as amended, and determined that the construction proposed in the Development Plan for Phase 2a has occurred and has recommended that the City Council issue a Certificate of Full Compliance to 47th and Jefferson Redevelopment Corporation and Plaza Steppes Limited Partnership for Phase 2a of the Redevelopment Project; NOW, THEREFORE,

 

BE IT RESOLVED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the Council finds and determines that Phase 2a of the Plaza Steppes Redevelopment Project has been completed and that the construction is in compliance with the Development Plan, as amended.

 

Section B. That the Council hereby authorizes the Director of City Development to issue a Certificate of Full Compliance to 47th and Jefferson Redevelopment Corporation and to Plaza Steppes Limited Partnership pursuant to Section 36.11(d), Code of General Ordinances, as amended, for Phase 2a of the Redevelopment Project.
