ORDINANCE NO. 920668

 

Approving an amendment to a previously approved preliminary plan in District CP-1 (Neighborhood Planned Business Center) on a 1.4 acre tract of land located at the southeast corner of Red Bridge Road and Grandview Road. (9636-CP-4)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That an amendment to a previously approved preliminary plan in District CP-1 (Neighborhood Planned Business Center) on a 1.4 acre tract of land located at the southeast corner of Red Bridge Road and Grandview Road, and more specifically described as follows:

 

Lots 1 and 2, Fishman Addition, a subdivision in Kansas City, Jackson County, Missouri.

 

is hereby approved, subject to the following conditions:

 

1. That the developer cause the area to be platted and processed in accordance with Chapter 31, Code of General

Ordinances of Kansas City, Missouri, as amended, commonly

known as the Subdivision Regulations.

 

2. That the developer contribute $15,000.00 for the purpose of the construction of a right-hand turn lane on

eastbound Red Bridge Road at Grandview Road prior to the

issuance of a building permit.

 

3. That the developer provide a cross-access easement on the final plat.

 

4. That the developer extend sanitary sewers as required.

 

5. That the developer submit a drainage study including consideration for detention as required by the City

Engineer's Office.

 

6. That the developer extend water mains as required.

 

7. That the developer install fire hydrants as required by the Fire Department prior to construction.

 

8. That the developer receive the approval of the Board of Zoning Adjustment for a 14 foot setback variance for the

privacy fence.

 

9. That the developer submit a final plan, including a landscaping plan and provision for maintenance of the

landscaping, for review and approval by the City Plan

Commission.

 

A copy of said amendment is on file in the office of the City Clerk under Document No. 920668, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
