Approving the preliminary plat of Villa Greens
2nd Plat on an approximately 4.16 acre tract of land generally located
approximately 180 feet south of 87th Street and approximately 900 feet west of
Westridge Road. (SD 0695A)
BE IT ORDAINED BY THE COUNCIL OF
KANSAS CITY:
Section A. That the preliminary
plat of Villa Greens 2nd Plat on an approximately 4.16 acre tract of land
generally located approximately 180 feet south of 87th Street and approximately
900 feet west of Westridge Road, and more specifically described as follows:
All that part of the
Southwest Quarter of the Southwest Quarter of Section 22, Township 48, Range
32, in Kansas City, Jackson County, Missouri, more particularly described as
follows: Commencing at the southwest corner of Lot 110, Villa Greens 1st Plat,
a subdivision in Raytown, Jackson County, Missouri, said point located on the
west line of the Southwest Quarter of the Southwest Quarter of Section 22,
Township 48, Range 32 and the city limits line of Kansas City, Jackson County,
Missouri; thence South 8626'22" East along said city limits line a
distance of 739.50 feet to the point of beginning; thence South 2600'25"
West departing said city limits line a distance of 219.79 feet; thence South
0816'11" West, a distance of 97.28 feet; thence South 0258'43" East
a distance of 86.13 feet; thence South 0848'17" West, a distance of
256.39 feet; thence North 6649'00" West, a distance of 256.39 feet to a
point on a curve; thence along a curve to the right said curve having a central
angle of 6729'06", a radius of 170.00 feet and an arc length of 200.23
feet; thence North 2401'18" East, a distance of 94.25 feet; thence North
0922'25" East, a distance of 165.83 feet; thence North 2600'25"
East, a distance of 135.83 feet to a point on said city limits line; thence
South 8626'22" East along said city limits line of 313.77 feet to the
point of beginning. Containing 4.16 acres.
is hereby approved, subject to the following
conditions:
1. That
the developer cause the area to be platted and processed in accordance with
Chapter 66, Code of Ordinances of Kansas City, Missouri, as amended, commonly
known as the Subdivision Regulations.
2. That
the developer submit a storm drainage study to the City Engineers Office for
approval and that the developer make any necessary improvements as required by
the City Engineer's Office.
3. That
the developer submit plans for grading and siltation and erosion control to the
City Engineers Office for approval prior to beginning any construction
activities.
4. That
the developer extend water mains as required by the Water Services Department.
5. That
the developer construct hard surface all-weather roads and provide for fire protection
as required by the Fire Department prior to construction beyond foundations.
6. That
the developer dedicate right of way for Ridgeway Court as required by the
Department of Public Works so as to provide 50 feet of right of way for
Ridgeway Court.
7. That
the developer improve Ridgeway Court to residential street standards as
required by the Department of Public Works.
8. That
the developer contribute $2,382.00 in lieu of parkland dedication for 10 single
family lots in satisfaction of Section 66-128 of the Subdivision Regulations.
9. That
the developer extend sanitary sewers as required by the Department of Public
Works.
10. That
the developer submit a street tree planting plan as part of the final plat and
secure the approval of the City Forester for street trees planted on right of
way in front of residential lots with a copy to be submitted to the Department
of City Development. The plan shall included size, type, species, and
placement of trees.
A copy of the preliminary plat is on file in the
office of the City Clerk under Document No. 980032, which is attached hereto
and made a part hereof.
Section B. That the Council finds
and declares that before taking any action on the proposed preliminary plat
hereinabove, all public notices and hearings required by the Subdivision
Regulations have been given and had.
