ORDINANCE NO. 070453

 

Approving an amendment to a previously approved development plan in District URD on approximately a 1.5 acre tract of land generally located at the southwest corner of 46th Street and Summit Street. (9075-URD-12)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That an amendment to a previously approved development plan in District URD (Urban Redevelopment District) on approximately a 1.5 acre tract of land generally located at the southwest corner of 46th Street and Summit Street, and more specifically described as follows:

 

Tract 1: Lot 1, Madison Plaza, A Subdivision in the City of Kansas City, Jackson County, Missouri as shown on the plat recorded as Document 98-K-18396, containing 44,631 square feet or 1.025 acres more or less.

 

Tract 2: Lot 2, Madison Plaza, A Subdivision in the City of Kansas City, Jackson County, Missouri as shown on the plat recorded as Document 98-K-18396, containing 23,064 square feet or 0.53 of an acre more or less.

 

is hereby approved, subject to the following conditions:

 

1. That the developer secure permits to repair or reconstruct existing sidewalks, curbs, gutters, storm sewers, and streetlights as necessary along all development street frontages, or submit a letter from a Missouri licensed civil engineer stating that the sidewalks, curbs, and gutters are in a good state of repair and meet the requirements set forth in Chapters 56 and 64, Code of Ordinances, as required by Development Services, prior to issuance of a certificate of occupancy.

 

2. That the developer submit plans for grading, siltation, and erosion control to Development Services for approval and permitting prior to beginning any construction activities.

 

3. That the developer submit a site plan to the Director of the Department of City Development for approval prior to the issuance of a building permit. The site plan shall include information regarding: property uses, setback distances, lighting, landscaping and architectural characteristics, berms, trees and plantings around and within the parking lots; show proposed pedestrian circulation; and include elevation drawings of buildings and signage.

 

A copy of said amendment is on file in the office of the City Clerk with this ordinance and is made a part hereof.

 

 Section B. That the Council finds and declares that before taking any action on the proposed amendment hereinabove, all public notices and hearings required by the Zoning Ordinance have been given and had.
