ORDINANCE NO. 001219

 

Approving the preliminary plat of Doyles Subdivision on approximately a 6.96 acre tract of land generally located on the south side of Lookout Drive and approximately 750 feet west of Canyon Drive (14001 Lookout Drive). (SD 0851)

 

BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:

 

Section A. That the preliminary plat of Doyles Subdivision on approximately a 6.96 acre tract of land generally located on the south side of Lookout Drive and approximately 750 feet west of Canyon Drive (14001 Lookout Drive), and more specifically described as follows:

 

LOT 1: A part of Lots 59 and 60, Unity Ridge and Gardens, a subdivision in Kansas City, Jackson County, Missouri, described as follows: Commencing at the intersection of the south right of way of Lookout Drive (25.00 feet from the centerline thereof) and the east line of Lot 60 of said subdivision; thence South 78E10'13" East along the south right of way of Lookout Drive, 13.12 feet to the point of beginning; thence continue 78E10'13" East along the south right of way of Lookout Drive, 181.12 feet to a point of curvature; thence along said curve to the right with a radius of 775.00 feet and an arc distance of 87.35 feet to the northeast corner of Lot 59; thence South 24E26'41" West along the easterly line of said Lot 59, 780.49 feet; thence North 71E07'13" West, 131.00 feet to the southeast corner of Lot 60; thence along the south line of Lot 60 and a curve to the left having an initial tangent bearing of North 71E07'13" West, a radius of 475.60 feet and an arc distance of 123.32 feet (Plat = 127.84 feet) to the southwest corner of Lot 60; thence North 02E49'47" East along the westerly line of Lot 60, 409.34 feet (Plat = 416.01 feet); thence North 60E56'47" East, 281.86 feet; thence North 13E58'51" East, 162.62 feet to the point of beginning. Containing 5.43 acres, more or less and subject to any easements.

 

LOT 2: A part of Lots 59 and 60, Unity Ridge and Gardens, a subdivision in Kansas City, Jackson County, Missouri, described as follows: Beginning at the intersection of the south right of way of Lookout Drive (25.00 feet from the centerline thereof) and the west line of Lot 60 of said subdivision being a point on a curvature; thence along said south right of way and a curve to the left with an initial tangent bearing of South 74E03'55" East, a radius of 956.20 feet and an arc distance of 68.51 feet; thence South 78E10'13" East along said right of way, 206.10 feet; thence South 13E58'51" West, 162.62; thence South 60E56'47" West, 281.86 feet; thence North 02E49'47" East along the west line of Lot 60, 353.80 feet to the point of beginning. Containing 1.53 acres, more or less and subject to any easements.

 

is hereby approved, subject to the following conditions:

 

1. That the developer cause the area to be platted and processed in accordance with Chapter 66, Code of Ordinances of Kansas City, Missouri, as amended, commonly known as the Subdivision Regulations.

 


2. That the developer secure a land disturbance permit from the Department of Public Works prior to beginning any construction, grading, clearing or grubbing activities, if the disturbed area exceeds one acre.

 

3. That the developer secure a land disturbance permit from the Missouri Department of Natural Resources.

 

4. That the developer receive the approval of the Board of Zoning Adjustment for a variance to the required three acres for Tract 2 as shown on the preliminary plat.

 

5. That the developer contribute $476.40 in lieu of parkland dedication for 2 single-family lots (2 x 0.006 x 3.7 x $10,729.75) in satisfaction of Section 66-128 of the Subdivision Regulations.

 


A copy of the preliminary plat is on file in the office of the City Clerk under Document No. 001219, which is attached hereto and made a part hereof.

 

Section B. That the Council finds and declares that before taking any action on the proposed preliminary plat hereinabove, all public notices and hearings required by the Subdivision Regulations have been given and had.
